Know all persons by these presents that Kenneth F. Cobbs and Courtney C. Cobbs, Trustees, of
the Kenneth F. Cobbs and Courtney C. Cobbs Revocable Trust, dated September 18, 1998, of PO
Box 17487, Alton, Wyoming, 83110, hereinafter referred to as "Grantor", for and in
consideration of Ten Dollars ($10.00) and other good and valuable consideration, receipt of
which is hereby confessed and acknowledged, have Remised, Released, Convey and Forever
Quitclaim unto the said to Kenneth F. Cobbs and Courtney C. Cobbs, husband and wife as
tenants by the entireties, of Box 17487, Alton, Wyoming, 83110, hereinafter referred to as
"Grantee", all of Grantor's interests in and to the following described real estate with is located
in the County of Lincoln, State of Wyoming, and is more particularly described as follows:
Part of Section 30, T32N R118W of the 6th P.M., Lincoln County, Wyoming being
more particularly described as follows:
Commencing at the Northeast Comer of the SE ¼ SE ¼ of said Section 30 and
running thence Westerly 375 feet, more or less, along the North boundary of the said
SE¼SE ¼ of Section 30, to the boundary of property conveyed to Glayd W.
Chadwick in Book 3 12PR on page 281 of the records of the Lincoln County Clerk;
thence Northwesterly along the boundary line, of the Glayd W. Chadwick property as
descriibed in the Deed recorded in Book 312PR on page 281 of the records of the
Lincoln County Clerk to the boundary of the Frank Brog property as described in the
Deed recorded in Book 80PR on page 497 of the records of the Lincoln County
Clerk;
thence Easterly a distance of 140 feet, mare or less, along the South boundary of the
Frank Brog property as described in the Deed recorded in Book 80PR on page 497 of
the records of the Lincoln County Clerk to the boundary of the Swift Creek, as
descriibed on the recorded plat of the Swift Creek Canyon Subdivision on file in the
office of the Lincoln County Clerk;
thence Southeasterly along the Swift Creek as described on the said recorded plat of
the Swift Creek Canyon Subdivision to a point on the East Section tine of said
Section 30, said point being 200 feet north, more or less, of the said Northeast comer
of the SE ¼ SE ¼ of said Section 30;
thence South along the East Section line of said Section 30 to the point of beginning.
LESS AND EXCEPT the land contained in Warranty Deed recorded September 4,
1998 in Book 289PR on page 335 of the records of the Lincoln County Clerk.
Together with and including all improvements thereon and all appurtenances and
hereditaments thereunto belonging. Subject to all covenants, conditions, restrictions,
easements, reservations, rights and rights-of-way of sight and/or record.
Furthermore, Grantor hereby waives and releases any and all rights that may have in the
aforementioned real property by virtue of, or arising under, the homestead laws of the State of
Wyoming.
