Clarence L. Reinhart and Dorothy I. Reinhart, GRANTORS, of Lincoh~ County,
Wyoming, for and in consideration of TEN DOLLARS ($10.00) and other good and
valuable consideration, in hand paid, receipt of which is hereby acknowledged,
CONVEY AND WARRANT to Robert Dean Noel and Jane E. Noel, husband and wife,
their heirs, successors and assigns, GRANTEES, whose address is P. O. Box 3108, Aipine,
Wyoming 83128, a non-exclusive sixty foot (60) wide roadway access and utility
ease~nent to be used for ingress, egress and utility' purposes over, under and across
Arena Circle Drive including the cul-de-sac all as described on Nordic Ranches Division
No. 3 as filed in the office of the Lincoln County Clerk in Kemmerer, Wyoming.
Grantees shall access their property from the cul-de-sac area only and Grantees
shall be required to equally share in the costs and maintenance of Arena Circle Drive.
Utilities shall be underground, only. The easement shall include the right to
construct, maintain, improve and repair the said roadway and utilities.
The within grant shall be appurtenant to that land of Grantees described on the
attached Exhibit A, which it serves and shall be perpetual so long as it is used for
roadway and utility purposes.
This easement shall be restricted to Grantees' parcel, and is Conditioned upon the
parcel not being split or subdivided. In the event of any such lot split or subdivision by
