WARRANTY DEED
KNOW ALL MEN BY THESE PRESENTS, that IVAN S. JOHNS and JEAN R.
dOHNS, husband and wife, Grantors, of 831 Lancaster Lane, Afton, Wyoming 83110, for
and in consideration of Ten Dollars ($10.00) and other good and valuable consideration,
in hand paid, receipt whereof is hereby acknowledged, CONVEYS AND WARRANTS to
JAMES E. MAGEE and LORI J. MAGEE, husband and wife, as tenants by the entireties,
Grantees, whose address is 27 Cedar Place, Elma, Washington 98541, the following
described real estate, situated in Lincoln County and State of Wyoming, hereby releasing
and waiving all rights under and by virtue of the homestead exemption laws of the State,
to-wit:
As more fully described on the attached Exhibit "A" and by this reference
made a part hereof.
TOGETHER WITH a perpetual, non-exclusive easement for ingress and
egress and utility purposes, the easement being for the purpose of providing
a perpetual 60 foot wide right-of-way easement for ingress and egress and
all utilities to the property described herein above, including the right to
construct and maintain a roadway to provide that ingress and egress and for
all utilities, which easement is more fully described on the attached Exhibit
"B" and by this reference made a part hereof.
TOGETHER WITH all improvements, appurtenances, hereditaments and all
other things thereunto belonging or in anywise appertaining.
SUBJECT, HOWEVER, to all easements, rights-of-way, reservations and
restrictions now of record or otherwise affecting said lands.

from the northwest comer thereof;
thence S71°-49'-44"E, 654.13 feet, to a point on the westerly line of a sixty (60) foot
access and utility easement;
thence S04°-03'-58"E, 329.94 feet, along said westerly line, to a point on the northeasterly
line of that tract of record in said Office in Book 370 of Photostatic Records on page 640;
thence coursing along said northeasterly line as follows:

A strip of land sixty (60) feet in Width, within the W½SW'A of Section 24, T31N R119W,
Lincoln County, Wyoming, with the southerly and westerly lines described as follows:
BEGINNING at point on the westerly right-of-way line of Lancaster Lane County Road
No. 12-147, N02°-12'-15"E, 1713.97 feet from the northeast comer of said W½SW'A;
thence coursing the northeasterly boundary of that tract of record in said Office in Book
370 of Photostatic Records on page 640 as follows:
N88°-47'-37"W, 128.71 feet, to a point;
N25°-03'-03"W, 45.30 feet, to a point;
N21 °-22'-09"W, 164.12 feet, to a point;
N5o -50 -0_ W, 75.94 feet, to a point;
