QUITCLAIM DEED
Terrol M. Bateman and Markell T. Bateman of Idaho Falls, Idaho, grantors, for the
consideration of TEN AND NO/100 DOLLARS ($10.00) and other valuable considerations,
CONVEY AND QUITCLAIM to Bateman Family LLC, a Wyoming close limited liability company,
grantee, of c/o Markell T. Bateman, 3896 Taylorview Lane, Idaho Falls, ID 83406, all interest in the
following described real estate, situate in the County of Lincoln, State of Wyoming:
That part of the NEI/4SEI/4 of Section 28, T36N, R119W, Lincoln County,?
Wyoming, being part of that tract of record in the office of the Clerk of Lincoln
County in Book 561 of Photostatic Records on page 568, more particularly described
on the attached "Description for Marlow and Susan Bateman Family Trust, dated 20
December, 1996, Pool Tract".
Hereby releasing and waiving all rights under and by virtue of the homestead exemption
laws of the State of Wyoming.

That part of the NE¼SE¼ of Section 28, T36N R119W, Lincoln County, Wyoming, being
part of that tract of record in the Office of the Clerk of Lincoln County in Book 561 of
Photostatic Records on page 568, described as follows:
BEGINNING at a spike on the centerline of Swimming Pool County Road No. 12-108,
S66°-56'-37'E, 237.94 feet from the northwest comer of said NE¼SEV4;
thence N88°-35'-06"E, 484.95 feet, along said centerline, to a spike;
thence S00°-55'-32'E, 30.00 feet, to a point on the southerly right-of-way line of said
Swimming Pool County Road;
thence continuing S00°-55'-32"E, 367.07 feet, along an existing fence line, in part, to a
point;
thence S88°-35'-06'W, 344.6 feet, more or less, to the thread of the Salt Privet;
thence coursing said thread as follows:
N23°-O5'-24"W, 164.9 feet, more or less, to a position;
N43°-28'-36"W, 150.7 feet, more or less, to a position and leave said thread;
thence N09°- 15'-36"E, 103.8, more or less, to a point on said southerly right-of-way line;
thence continuing N09°-I 5'-36"E, 30.53 feet, to the SPIKE OF BEGINNING;
ENCOMPASSING an area of 4.00 acres, more or less;
the BASE BEARING for this survey is the line between said norlheast comer of Section
15, T4S R46E, Bonneville County, Idaho and the northwest comer of Section 28, T36N
R119W, Lincoln County, Wyoming being N00°-I 1 '-54'W;
SUBJECT to an easement for Swimming Pool County Road No. 12-108; AND
SUBJECT to an easement for the Game and Fish Parking Area of record in said Office in
Book 320 of Photostatic Records on page 309;
each "comer" found as described in the Comer Record filed or to be filed in the Office of
the Clerk of Lincoln County;
each "point" marked by a 5/8" x 24" steel reinforcing rod with a 2" ~luminum cap
inscribed, "SURVEYOR SCHERBEL LTD AFTON WY PLS 5368", with appropriate
details;
each "spike" marked by a 3/8" x 12" steel spike referenced by one (1) or two (2) 5/8" x
24" steel reinforcing rods with 2" aluminum cap inscribed, "SURVEYOR SCHERBEL
LTD AFTON WY PLS 5368", with appropriate details;
each "position" is a calculated position with no monument found or set;
"Modification in any way of the foregoing description terminates liability of the surveyor"
