ASSIGNMENT OF REAL ESTATE SALE/PURCHASE AGREEMENT
KNOW THAT, Rosealie A. Martin and Charles W. Martin, wife & husband, hereinafter
referred to as "Assignor", in consideration of TEN ($10.00) DOLLARS and other good
and valuable consideration paid by The L.D. & Susan Frome Trust dated 21 March 1989,
hereinafter referred to as "Assignee", hereby assigns unto Assignee, the Real Estate
Sale/Purchase Agreement, hereinafter referred to as "The Contract", made by Steven
Truempler & Katrina Hotka-Truempler husband & wife, to Rosealie A. Martin & Charles W.
Martin, husband & wife, in the original principal sum of $65,000.00, and recorded on 13
October 2004 as Instrument Number 903720, in Book 5_Z_70, Page 42, in the official records
of the County Clerk of Lincoln County, Wyoming, covering premises, to wit:
Part of Lot 4 of Block 6 of the Bedford Townsite, Lincoln County, Wyoming,
more particularly described as follows: Beginning 4.75 rods S from the NE
corner of said Lot 4 and running thence W 12 rods; thence S 4.75 rods; thence E
12 rods; thence N 4.75 rods to the place of beginning.
ALSO: Part of Lot 4 of Block 6 of the Bedford Townsite, Lincoln County,
Wyoming, more particularly described as follows: Beginning at the NE corner of
said Lot 4 and running thence W 12 rods; thence S 4.75 rods; thence E 12 rods;
thence N 4.75 rods to the place of beginning.
Together with all improvements and appurtenances thereon. Subject, however,
to all reservations, restrictions, exceptions, easements, and rights-of-way of
record.
TOGETHER with all rights of Assignor described in The Contract, and all the monies due
and to grow due thereon with the interest;
TO HAVE AND TO HOLD the same unto the Assignee and to the successors, legal
representatives and assigns of the Assignee, forever.
AND the Assignor covenants that there is now owing upon said Contract, withoUt offset or
defense of any kind, the principal sum of Sixty Two Thousand Six Hundred Forty and
48/100 ($62,640.48) Dollars, with interest thereon at 7% per annum from the 12th day of
July, 2005.
IN WITNESS WHEREOF, the Assignor has duly executed this Assignment on the
