The for_~oing Warranty Deed was acknowledged before me by

Fox personally appeared before me, and after having been first duly
sworn upon his oath, acknowledged that he is the Manager and
President of Fox Enterprises, LLC; Fox Enterprises, LLC is the
general partner of Fox Development, L.P.; and that Fox Enterprises,
LLC, as general partner of Fox Development, L.P. has the authority
to execute the foregoing Warranty Deed on behalf of said limited
partnership. He further acknowledged this instrument to be the
free act and deed of both the limited liability company and the
limited partnership.
