WHEREAS, Lawrence C. Schreiber and Tomie C. Schreiber,
husband and wife, as mortgagor(s), mortgaged to Mortgage Express, Inc., as
mortgagee, the hereinafter described real property by that certain mortgage
dated November 1, 2001 (the "Mort.qa.qe"), and duly recorded in the records of
the office of the County Clerk and ex-officio Register of Deeds in and for Lincoln
County, State of Wyoming, on November 6, 2001, in/as Book 476PR at Page
514.
The mortgage and note secured thereby were assigned for value as follows:
Assignee: Mortgage Electronic Registration Systems, Inc.
Assignment dated: November 3, 2002
Assignment recorded: November 12, 2002
Assignment recording information: Book 504PR at Page 288
All in the records of the County Clerk and ex-officio Register of Deeds in and for
Lincoln County, Wyoming; and
WHEREAS, the Mortgage being in default, the undersigned Sheriff
in and for Lincoln County, State of Wyoming, pursuant to the request and
direction of Mortgage Electronic Registration Systems, Inc., acting under a power
of sale contained in the Mortgage, proceeded to advertise for sale and did sell
the hereinafter described real property on March 29, 2005, at 10:00 o'clock in the
forenoon, at public vendue, at the front door of the Lincoln County Courthouse,
in the City of Kemmerer, Lincoln County, State of Wyoming; and
WHEREAS, Mortgage Electronic Registration Systems, Inc.
("Successful Bidder") made the highest and best bid for the hereinafter described
real property in the sum of $298,106.30, and the said real property was then and
there sold to the Successful Bidder on March 29, 2005 ("Sale Date"); and a
Certificate of Sale was issued by the undersigned Sheriff in and for Lincoln
County, State of. Wyoming, to the Successful Bidder, on the Sale Date, which
Certificate of Sale was duly recorded in the records of the office of the County
Clerk and ex-officio Register of Deeds in and for Lincoln County, State of
Wyoming, on March 29, 2005, in/as Book 581 at. Page 771;
WHEREAS, no one has appeared to redeem the hereinafter
described real property under the laws of the State of Wyoming, and the time for
doing so has now expired;
NOW, THEREFORE, KNOW ALL MEN BY THESE PRESENTS,
that I, Lee Gardner, Sheriff in and for said County of Lincoln, State of Wyoming,
in consideration of the premises, have GRANTED, BARGAINED, and SOLD,
and do hereby TRANSFER and CONVEY, to said Mortgage Electronic
Registration Systems, Inc., 636 Grand Regency Blvd., Brandon, FL 33510, its
successors and assigns, all right, title, and interest to the following described real
property situate in Lincoln County, State of Wyoming, to-wit:
