QUITCLAIM DEED
KNOW ALL MEN BY THESE PRESENTS, that Dennis W. Lancaster and Leslie
D. Lancaster, husband and wife, Grantors, of Lincoln County, Wyoming, for and in
consideration of Ten Dollars ($10.00) and other good and valuable consideration, in hand
paid, receipt whereof is hereby acknowledged, CONVEYS AND QUITCLAIM to Dennis
W. and Leslie D. Lancaster, Family Revocable Trust, dated August 19, 2005, Dennis
W. Lancaster and Leslie D. Lancaster, Trustees, Grantees, whose address is PO Box
1589, Afton, Wyoming 83110, the following described real estate, situated in Lincoln
County and State of Wyoming, hereby releasing and waiving all rights under and by virtue
of the homestead exemption laws of the State, to-wit:
Parcel '1
Lot 2 of the South Afton Second Addition to the Town of Afton, Plat No. 865927,
Lincoln County, Wyoming, as described on the official plat thereof.
Parcel 2
A) The right of access over and across a variable width easement as provided
for across Lot 1 of the South Afton Second Addition to the Town of Afton, Plat
865927, Lincoln County, Wyoming, as shown and described on the official plat
thereof, said easement providing ingress and egress to said Lot 2.
B) A utility easement, 10 feet in width as shown and described across Lot 1 of
the South Afton Second Addition to the Town of Afton, Plat No. 865927, Lincoln
County, Wyoming, as described on the official plat thereof,
Said easements across said Lot 1 are for the benefit of said Lot 2.
Parcel 3
The North 210 feet of the East 210 feet of the NE~¼SE¼, Section 25, Township
31 North, Range 119 West, 6~h P.M., Lincoln County, Wyoming.
Containing 1.01 acres more or less.
TOGETHER WITH all improvements, appurtenances, hereditaments and all
other things thereunto belonging or in anywise appertaining.
SUBJECT, HOWEVER, to all easements, rights-of-way, reservations,
restrictions, conditions of record, and existing or future oil and gas and/or other
mineral leases, or existing mining, mineral and other reservations, now or
record, or otherwise affecting said lands.
With respect to W.S. § 34-2-122, as amended, Grantor hereby states, represents
and warrants that the said Trust was established by written instrument executed the 19~h
day of August, 2005, that said Trust has never been revoked, and that said instrument
transfers upon said Trustees, all powers set forth in the Uniform Trustees' Powers Act of
the Wyoming Statutes.
