BRUCE, and RAE DEAN BRUCE, Grantors, of County of Lincoln, State of Wyoming, for and in consideration of TEN DOLLARS ($10.00) and other valuable consideration, in hand paid, receipt of which is hereby acknowledged, CONVEY AND WARRANT to DONNA SIBBETT AND DUANE SIBBETT, Husband and Wife, Grantees, as recorded in the Official Records of the Lincoln County Clerk, Grantee, of County of Lincoln, State of Wyoming, his successors, heirs or assigns an easement for the benefit of the Grantees, on the following described real estate situate in County of Lincoln and State of Wyoming, for the following purposes and under the following conditions: 1. Purpose of Easement. This easement shall be for the placement, installation and maintenance of an irrigation line running along the northern 16.5 feet of the below described parcel. 2. Description of Easement and Servient Estate. commencing at the Northeast comer of the following described property thence South 16.5 feet, thence West 264 feet, thence North 16.5 feet thence East 264 feet to the point of beginning, encumbering the following described property: Commencing at a point which is 64 rods (1056 feet) East from the Southwest Comer of the NWl/4 Section 8 Township 30N, Range 118W, 6th P.M., Wyoming and running thence North 330 feet, thence East 264 feet, thence South 330 feet, thence West 264 feet to the place of beginning. Containing two acres more or less. (Said plot is the East 2 acres of the S 1/2S 1/2S 1/4 NWl/4 of Section 8) 2a. Description of Dominant Estate. The above described easement shall be for the benefit of the Grantees property described below: A portion of property referred to in the Quit Claim Deed recorded in Book 415PR on pages 419 and 421 of the records of the Clerk of Lincoln County, Wyoming within the SWl/4NW1/4 of Section 8, T30N Ri 18W of the 6th P.M., LinColn County, Wyoming the metes and bounds being more particularly described as follows: Beginning at an iron pipe marking a point in the South line of said SW1/4NWl/4 said point being 529.05 feet S 89010'40" E from the referenced spike marking the Marlow A. Scherbel PLS 5368, 1992 location for the Southwest comer said SW1/4NW1/4; thence N1° 03'34" E, 332.49 feet to a point in the north line of said property; thence S 89°11'55" E, along said north line, 264.00 feet; thence S 1© 03'34" W, 332.58 to a point in the south line of said SW1/4NWl/4; thence N 89° 10'40" W, .264.00 feet to the point of beginning, containing 2.015 acres, more or less. 3. Binding Effect. The terms and conditions of this easement shall be binding upon and inure to the benefit of the heirs, successors and assigns of the parties named in this instrument.
