That my name is Nancy Blakley, and I am currently employed as a title officer by Reliable Title & Escrow, and my job responsibilities include title searches and examinations. 2. That the following described property was conveyed to RAMONA VANCE and ROBERT LEGARRA, in that Quitclaim Deed which appears of record in Book 595 at Page 174, No. 911108, and recorded August 22, 2005, records of Lincoln County, Wyoming. See ExhibitA attached hereto and made a part hereof by this Reference. 3. That there is a typographical error in the Legal Description in said Warranty Deed. 4. That the correct legal description in that Quitclaim Deed appearing of record in Book 595 at Page 174, No. 911108, and recorded August 22, 2005, records of Lincoln County, Wyoming should now be described as follows: The Easterly Fift)'-Four Feet of Lots 1 and 2, Block 5 of the Original T°wnSite ofihe Town of Kemmerer, Wyoming, more particularly described as follows, to-wit: BEGINNING at the Southeasterly comer of said Lot 1, at the intersection of the Westerly side of the alley of Block 1 and the Northerly side of Pearl Street, thence South 63o26, West 54.00 feet; thence North 26o34, West 100.00 feet; thence North 63o26, East 54.00 feet; thence South 26o34, East 100.00 feet to the point of BEGINNING; containing 5400 square feet. Subject to ali existing easements, reservations, and right-of-ways now of record in the office of the County Clerk of Lincoln County. Excepting and reserving unto Grantor, herein, an easement and right-of-way over, upon and across the Northeasterly portion of the said Lot 2 of Block 5, and more particularly being described as follows to-wit: Commencing at the Northeasterly comer of said Lot 2, thence Westerly along the said Northerly boundary line of said Lot a distance of 54 feet, thence Southwesterly a distance of 12 feet to a point, thence Easterly at right angles a distance of 54 feet to the Easterly boundary line of said Lot 2, thence Northerly along said boundary line of said Lot 2 a distance of 12 feet to the point of beginning; said easement and right-of-Way shall be for the purpose of permitting the Grantor herein to make coal deliveries to the property of Grantor which is located on said Lots 1 and 2 of said Block 5. Said easement and right-of-way shall remain in full force and effect for so long as Grantor requires the same for such coal deliveries. 5. That this affidavit is made in conformance with Wyoming Statue 34-11-101.
