MUTUAL COVFNANTS
AND
GRANT OF EABEMENT
.
Hudson and Carol England ("Hudson") own a tract of land in the Southwest corner of
Section 24, T31N R119W ofthe 6th P.M" Lincoln County, Wyoming. Edward and
JoAnn England ("Edward") own a 5 acre tract bf land in the Southeast Corner of Section
23, T31N R119W of the P.M., Lincoln County, Wyoming East of the Salt River. Hudson
wishes to grant an easement to Edward, and; Hudson and Edward wish to make mutual
covenants regarding future development of their -lands mentioned above.
GRANT OF EASEMENT
Hudson grants Edward a perpetual 30 foot easement for ingress, egress and utilities
across the North property line rrom the East to the Salt River thence following the
curvature of the Salt River South concluding at Edward's Eastern property line for the
sum of $10 and other valuable consideration. A 16 foot road will be installed on the
easement along the Northern and Western boundaries of the easement. This easement is
granted for property located East of the Salt River only.
This easement attaches to the iand and is binding dpon Edward's and Hudson's
successors and assigns,
MUTUAL COVENANTS
Edward will not build any permanent structures in the cove Northwest of Hudson's house
and garage. Edward will not build any dwellings other than a main house and a set apart
shop with an integral apartment. Other out buildings may be constructed in the future to
the west of the shop. Pavilions, Play houses and ,other non permanent structures may be
installed along the river North, Northwest, West and Southwest of Edward's house,
Hudson will not build any structures or plant trees or bushes that may block the view
rrom Edward's House to the East or Southeast. Trees or shrubs may be planted in the
direct line of sight between Edward's and Hudson's houses,
These covenants attach to the land and are binding upon fIudson's and Edward's
successors and assigns, but may be changed with the agreement of both Edward and
Hudson or their successors and assigns,
