QUITCLAIM DEED
KNOW ALL MEN BY THESE PRESENTS, That Duane K. Hyde and Shirley A. Hyde,
husband and wife, of Afton, Lincoln County, Wyoming, in consideration of the trust created herein
and for the other covenants contained herein convey and quitclaim unto Duane K. Hyde and
Shirley A. Hyde and their successors, Trustees, of Afton, Lincoln County, Wyoming (mailing
address: PO Box 316, Afton, WY 83110), for the uses and purposes set forth in the Duane and
Shirley Hyde Family Trust between Grantors and Trustee, dated the 1 st day of October, 2005,
Duane K. Hyde and Shirley A. Hyde, beneficiaries, all such right, title, interest, property,
possession, claim and demand as they have or ought to have, in or to all the following described
premises, in the County of Lincoln, State of Wyoming, to-wit:
Home Property:
Commencing at a point 36 rods West of the Northeast Corner of the NW1/4, Section 13,
T32N, R119W, 6th P.M., Wyoming, and running thence West 36 rods 10 feet, more or
less, to the Northeast Corner of a tract of land conveyed to Evan P. Call, et ux, recorded
in Book 47 PR, page 477 in the Office of the Lincoln County Clerk; thence South 67
rods; thence East 36 rods 10 feet, more or less, to the Southeast Corner of that tract of
land conveyed to Edwin Van Cook and Marie H. Cook, recorded in Book 163 PR, page
565 in the Office of the Lincoln County Clerk; thence North 67 rods to the place of

EXCEPTING THEREFROM: Beginning at a point on the West boundary line of the
NE1/4NE1/4 of Section 16, T32N, R119W, 6th P.M., Wyoming, which is 1,320 feet,
more or less, West and 361 feet South of the Northeast corner of said Section 16,
and running thence East parallel to the North boundary line of said Section 16, 200
feet, thence South parallel to said West boundary line, 299 feet, thence West
parallel to said North boundary line, 200 feet, more or less, to said West boundary
line, thence North along said West boundary line 299 feet, more or less, to the point

dated April 4, 2000, and recorded in the office of the Lincoln County Clerk on April

TOGETHER WITH the following described easement:
A 15-foot wide, perpetual, nonexclusive right-of-way easement for an irrigation ditch for
the benefit of those lands owned by Grantors in Sections 9, 15, and 16, T32N, R 119W
of the 6th P.M., Lincoln County, Wyoming, with the right to inspect said easement and to
construct, install, repair, operate, and maintain an irrigation ditch, said easement being
more particularly described as the North 15 feet of the property described below:
A right-of-way for travel extending 80 rods, East and West across the North edge of the
Southwest quarter of the Northeast quarter of Section 16, T32N, R119W, 6th P.M.,
Wyoming, which right-of-way is 2'Y2 rods wide, more or less, together with improvements
and appurtenances on the said right-of-way.
EXCEPTING FROM PARCELS 1 and 2 the following described tract of real property:

underground utilities and an irrigation ditch, with the right to inspect said easement
and to construct, install, repair, operate, and maintain a roadway, underground
utilities and an irrigation ditch, said easement being more particularly described as
the South 45 feet of the West 185 feet of the property being conveyed herein as
more particularly described above.
EXCEPTING and RESERVING unto Grantors, their heirs, successors and assigns,
for the benefit of those lands being retained by Grantors in said NE1/4NE1/4, a 1 a-
foot wide, perpetual, nonexclusive right-of-way easement for an irrigation ditch, with
the right to inspect said easement and to construct, install, repair, operate, and
maintain an irrigation ditch, said easement being more particularly described as the
West 65 feet and the South 10 feet of the property being conveyed herein as more
particularly described above.
