TI-IIS DEED is made the 18th day of November, 2005, by and between Noel Sessions Trustee for
the Marvin Sessions Revocable Trust dated the 10th day of November 1986, Grantor; and Noel
Sessions Trustee for the Noel and Karen Sessions Family Trust dated the 20th day of April 2005,
Grantee, whose address is P.O. Box 292/76 E. 5th Avenue, Afton, WY 83110. The designation
Grantor and Grantee as used herein shall include said parties, their heirs, successors and assigns,
and shalÌ include singular, plural, masculine, feminine or neuter as required by context.
WITNESSETH, that the Grantor, for consideration paid by the Grantee, the receipt of which is
hereby acknowledged, has and by these presents does grant, bargain, sell and convey unto the
Grantee in fee simple, all certain lot or parcel of land situated in:
Part of Lot 1 of Block 29 of the Town of Afton, Lincoln County, Wyoming, more particularly
described as follows:
BEGINNING at a point 10 rods West of the Northeast corner of said Lot 1 and running thence
South 10 rods;
thence East 4 rods~
thence North 4 rods 4· feet;
thence East 1 rod;
thence North 5 rods 12.5 feet;
thence West 5 rods to the point of beginning.
TOGETHER with all improvements thereon, water and ditch rights thereto belonging or as used
for irrigation thereof.
The property herein above described was acquired by grantor in Book 375PR Page 79 No.
810322 Lincoln County Registry.
TO HAVE AND TO HOLD the aforesaid lot or parcel ofIand and all privileges and
appurtenances thereto belonging to the Grantee in fee simple.
And the Grantor covenants with the Grantee that the Grantor is seized (possessed) of the
premises in fee simple, has the right to convey the same in fee simple, that title is marketable and
free and clear of all encumbrances, and that Grantor will warrant and defend the title against the
lawful claims of all persons whomsoever except for the exceptions hereinafter stated. Title to the
property herein above described is subject to the following exceptions: utility easements, right
of way and restrictions of record.
