DISTlUBUTION EASEMENT
KNOW ALL MEN BY 11IESE PRESENT:
That the undersigned, Double L Ranch #4, LLC, a Wyoming limited liability company, grantee, of 662 5
SixtJl Avenue, Baltimore, MD 21209-3600, ("Grantor") for a good and valuable consideration, the receiJlt
of whicb is hereby acImowledged, do hereby grant, convey and warrant unto Lower VaJley Energy, a
Cooperative Corporation, of Afton and Jackson, Wyoming and to its SUccessors and assigns, ("Grantees"), II
perpetual easement and right of way for the construction and cantinued nuúntenancc, repair, alteration an:!
replacement of the electric distribution circl.åts, lines and equipment of the Grantee to be constructed an:!
maintained lU1der, upon and across the premises of Grantor in Lincoln County, State of Wyoming, along i
line desLTibed as follows, to wit:
BEING a portion. of the NE]!4 of Section 28, T36N, R119W, in Lincoln COlmly, Wyoming mor~
particularly described as follows.
C01\IlVlENCING at a point being the NE comer of the NW1I4NE1I4 of said Section 28, Thcnce :~
00010'42"E, 1989.20 feet to a point; thence N 89°48'07"W, 63.25 feet to true point of beginning, known as
point "A". Thence S 16° W, 118 feet to an existing power pole. Returning to point "A", Thence N 120F,
185.00 feet; thence N 18°E, 140 feet to a tl1lOsfonner location.
EASEMENT to include 10 feet on each side of desCIibed line, together with all necessury and reas(nabl~
rights of ingress and e,gress and to excavate and reml ditches and trenches for the location and repair of sad
facilities anù to cut, trim, spray herbicides, or remove tre<:s, shrobbery, undergrowth or other obstructions
interfering with the repair and maintenance of the facilities.
TIle Grantor acknowledges that Electric and Magnetic Fields (EMF) are naturally occurring in th~
transmission or distribution of electricity, and that the Grl\IJtcc has here natified Grantor that EMF testin ~
and infonnation is available upon request from the Grantee. This Easement by Grantor is intended t)
include so much space as is necessary or appropriate to tile presence of EMF and reasonable operation cf
the Grantee's distribution lines.

Grantor agrees that all poles, wires and other facilities, installed on or under the described lands sha: 1
remain the property ofthe Grantee removable in the sole discretion of the Grantee at the Grantee's expense',
The rights, conditions and provisions of this easement shaH inure to the benefit of and be binding upon the
parties, their heirs, executors, administrators, successors and assigns, Grantor shall compensate Grantee fer
any damages to Granlt;e's facilities caused by Grantor, including payment of Grantee's attomey fees If
action is undertaken by Grantee to enforce the commitments described in tills easement. Grantor reserves
the right to improve, occupy and use 1his easement for all purposes not inconsistent with the easement gran:.
Each party shall have the remedy of specific perfomumce regarding this easement. The rights an:!
obligations described in this easement shall run with the land, This eascment is not exclusive, and Oranta
retains all rights not specifically granted by this easement. This is the entire agreement of the partie s
regarding this easement, except as may be set forth in writing after the date af this easement and ig¡ d by
the parties. Grantor hereby releases and waives all rights by virtue of the Homestead Exe Ion La\\ (,f
