OSPREY PAR TNERS, an Ohio general partnership, a vested remainder interest
("GRANTOR"), of 2910 Harvard Avenue, Cleveland, OH 44105, for and in consideration of
Ten ($10.00) Dollars and other valuable considerations in hand paid, receipt whereof is hereby
acknowledged, CONVEYS AND WARRANTS TO: OSPREY RANCH, LLC, an Ohio limited
liability company, a vested remainder interest (collectively, "GRANTEE"), of 2910 Harvard
Avenue, Cleveland, OI-{ 44105, subject to the life estate of Dickson Whitney, the following
described real estate, situate in Lincoln County and State of Wyoming hereby releasing and
waiving all rights lmder and by virtue of the homestead exemption laws of the State, to-wit:
A tract of land beginning at the Northeast comer of the SEl/4 of Section
2, T32N, Rl19W of the 6th P.M., Wyoming and running thence West
160 rods, thence South 60 rods, thence East 160 rods, thence North 60
rods to the place of beginning, to include all \vater and mineral rights.
Except right-of-way for State Highway.
