NollOO Dollars ($10.00), and other valuable considerations, in hand paid, receipt whereof is
hereby acknowledged, CONVEYS and WARRANTS to Osprey Ranch, LLC, an Ohio limited
liability company, a vested remainder interest (the "Grantee"), of 2910 Harvard Avenue,
Cleveland, 01-} 44105, subject to the life estate of Dickson Whitney, the following described real
estate, situate in Lincoln County, and State of Wyoming, hereby releasing and waiving all rights
under and by virtue of the homestead exemption laws of the State, to-wit:
BEGINNING at the Southwest Corner of SEl/4NEl/4, Section 2, T32N,
R ll9W, thence North 780 feet, thence East 558 feet, thence South 780 feet,
thence West 558 feet to the point of beginning.

EXCEPTING AND RESERVING unto the grantor an undivided one-half (1/2)
interest in all oil, gas and other mineral rights associated with the described
property, provided, however, that neither Grantor nor Grantee may lease their
undivided interest in any minerals without the prior written consent of the other
party.
