CORRECTED SHERIFF'S DEED WHEREAS, Carolyn E. Pearson and Jeff E. Pearson, as tenants by the entirety, as mortgagor(s), mortgaged to Mortgage Electronic Registration Systems, Inc., as mortgagee, the hereinafter described real property by that certain mortgage dated October 1, 2004 (the "Mortqaqe"), and duly recorded in the records of the office of the County Clerk and ex-officio Register of Deeds in and for Lincoln County, State of Wyoming, on October 5, 2004, in/as Book 569PR at Page 202-A and rerecorded on October 14, 2004 in Book 570PR at Page 160. WHEREAS, the Mortgage being in default, the undersigned Sheriff in and for Lincoln County, State of Wyoming, pursuant to the request and direction of Mortgage Electronic Registration Systems, Inc., acting under a power of sale contained in the Mortgage, proceeded to advertise for sale and did sell the hereinafter described real property on July 12, 2005, at 10:00 o'clock in the forenoon, at public vendue, at the front door of the Lincoln County Courthouse, in the City of Kemmerer, Lincoln County, State of Wyoming; and 'WHEREAS, Mortgage Electronic Registration Systems, Inc. ("Successful Bidder") made the highest and best bid for the hereinafter described real property in the sum of $170,000.00, and the said real property was then and there sold to the Successful Bidder on July 12, 2005 ("Sale Date"); and a Certificate of Sale was issued by the undersigned Sheriff in and for Lincoln County, State of Wyoming, to the Successful Bidder, on the Sale Date, which Certificate of Sale was duly recorded in the records of the office of the County Clerk and ex-officio Register of Deeds in and for Lincoln County, State of Wyoming, on July 14, 2005, in/as Book 591 at Page 187; ,WHEREAS, said Certificate of Sale was assigned to Pledged ~ 0 Property II, LLC, its successors and assigns by that certain Assignment of Certificate of Sale dated November 15, 2005 and recorded in the records of the County Clerk and ex-officio Register of Deeds in and for Lincoln County, State of Wyoming,on the 14th day of December, 2005, in /as Book 607 at Page 474. WHEREAS, no one has appeared to redeem the hereinafter described real property under the laws of the State of Wyoming, and the time for doing so has now expired; NOW, THEREFORE, KNOW ALL MEN BY THESE PRESENTS, that I, Lee Gardner, Sheriff in and for said County of Lincoln, State of Wyoming, in consideration of the premises, have GRANTED, BARGAINED, and SOLD, and do hereby TRANSFER and CONVEY, to said Pledged Property II, LLC, 4828 Loop Central Drive, Houston, TX 77081, its successors and assigns, all right, title, and interest to the following described real property situate in Lincoln County, State of Wyoming, to~wit: Lot 3 of Block 6 of the Bedford Townsite, Lincoln County, Wyoming as described on the official plat thereof. LESS AND EXCEPT the land contained in Quit Claim Deed recorded August 2, 2001 in Book 469PR on Page 905 of the records of the Lincoln County Clerk with an address of 240 B Street, Bedford, WY 83112 Together with all improvements thereon situate and all fixtures and appurtenances thereto.
