Grantee, without warranty. express or implied, all right. title and interest oC the Grantor, iC any,
in (1) any land lying in or under the bed of Iny creek, stream, riverway or waterway or any
highway, avenue, street, road, alley, easement or right of way, open or proposed, in, or across,
abutting or adjacent to the Property; and (2) all water and mineraJ interest of whatever nature
appurtenant 10 or benefitting the Land, including but not limited to, the rights of the Grantor
under any and all 011 Ind gas leases (whether producing or not producing), minerai rights
(including gravel and sand) water rights and means of cOßveyance associated therewith.
