ROAD AND UTILITY EASEMENT
THIS EASEMENT is made and entered into by and between CLARENCE L. AND
DOROTHY I. REINHART, hereinafter referred to as "DECLARANT", and REINHART-
EDWARDS, LLC, hereinafter referred to as "DEVELOPER",
WITNESSETH:
WHEREAS, Declarant is the owner of the property referred to hereinafter as the "ROAD
AND UTILITY ACCESS PROPERTY", described as:

Wyoming, and running thence to the right along said curve 39.27 feet through a central

County, Wyoming; thence S89°24'll"E 19,64 feet along said Line; thence S89°24'14"E

S73°01'15"E 88,60 feet :trom the point of beginning, said point being at the beginning of a

the County Clerk, Lincoln County, Wyoming, Document No, 0857283,
WHEREAS, Developer intends to develop Developer's Property into a division(s) of
Nordic Ranches Subdivision, and
WHEREAS, it is imperative for Declarant to grant the easements described herein prior
to sale of the Lots which the Road and Utility Access Easement affects, and
WHEREAS, it is Declarant's intention for Developer's Property to have access through
the roads in the Nordic Ranches Subdivisions and access to the utility services by way of and
through the utility easements in Nordic Ranches Subdivisions, and
WHEREAS, Declarant desires to place in writing the Easements and the rights of use
thereof, and
THEREFORE, in and for good and valuable considerations, Declarant hereby grants and
dedicates the following easements subject to and contingent upon, and Developer agrees to, the
following covenants, conditions and restrictions:
1. ROAD AND ACCESS: Declarant hereby grants and dedicates unto the
Developer's Property, inclusive but not limited to all Lot Owners of Lots now located in
or which may be in the future located within the said Developer's Property, a non-
exclusive right of way easement over and across the property described hereinbefore as
the "Road and Utility Access Property" for a 60 foot wide private road (to be known as
Pony Drive) and for access to and from any present or future lots located within the
Developer's Property. The right of use of the road beyond Developer's Property may be
extended to future divisions of the Nordic Ranches Subdivision contingent upon
Developer's prior written consent.
2. UTILITY EASEMENT: Declarant hereby grants and dedicates unto the
Developer's Property, inclusive but not limited to all Lot Owners of Lots now located in
or which may be in the future located within the Developer's Property, a non-exclusive
right of way easement over, across and through the property described hereinbefore as the
"Road and Utility Access Property" for a utility easement for buried utilities for services
to any present or future lots located within the Developer's Property, The right of use of
the utility easement beyond Developer's Property may be extended to future divisions of
the Nordic Ranches Subdivision contingent upon Developer's prior written consent.
3. CONVEYANCE OF LOT 164: Any conveyance of Lot 164, Nordic
Ranches, Division No, 11, or portion thereof, shall be subject to the grants of easement
described hereinbefore.
4. APPURTENANCE: The rights of ingress, egress, use and maintenance

described herein shall be an appurtenance to and run with the Developer's Property, The
duties, obligations, covenants and conditions contained herein shall be a burden running
with the land, perpetual in character and forever.
In construing this document and where the context so requires, the singular includes the
plural, and the masculine includes the feminine and neuter.
