WARRANTY DEED
Timothy J Bommer, a married man, hereinafter referred to as "Grantor," of
Lincoln County, Wyoming, for and in consideration of Ten Dollars ($10.00) and other
good and valuable consideration, in hand paid, receipt of which is hereby acknowledged,
CONVEYS AND WARRANTS to The Herro Family Trust, dated December 22, 2005,
whose address is 420 Quartz St., Redwood City, California 94062, Grantee, the
following described real property, situated in the County of Lincoln, State of Wyoming,
hereby waiving and releasing all rights under and by virtue of the homestead exemption
laws of Wyoming, to wit:
SEE EXHIBIT "A," ANNEXED HERETO, hereinafter referred to as "Property."

Including all of Grantor's right, title and interest in and to the water rights
appurtenant to the above described Property, and subject to encroachments by existing
fence lines, if any.
Together with and including improvements thereon and all appurtenances and
hereditaments thereunto belonging.
Subject to all covenants, conditions and restrictions, easements, reservations,
rights and rights of way of sight and/or record, including without limitation, HOBO
RANCH, Covenants, Conditions and Restrictions, recorded in book 585, at pages 390 to
401, in the Office of the County Clerk of Lincoln County, Wyoming, document # 908442,
and all amendments thereto.
Reserving unto the Grantor all rights to minerals in any form and of any kind,
whatsoever, in, under or upon the Property.
Grantor's wife, Vicki K. Rohan, joins in the execution of this Deed solely for the
purpose of waiving and releasing any and all rights under and by virtue of the
homestead exemption law of Wyoming.

R119W, of the 6th. P.M. Uncoln County Wyoming, being more particularly described
as follows:
BEGINNING at an Iron Pipe set 186.16 feet S81'45'05"E from the B.LM. type
Monument found marking the 51/4 corner of said Section 27;thence N89'34'53"W
1,153.43 feet to an iron Pipe found; thence north 654.72 feet to an Iron Pipe found;
thence East 1,153.40 feet to an Iron Pipe set; thence South 663.15 feet, to the
Point of Beginning, containing 17.448 Acres of land.
TOGETHER WITH AND SUBJECT TO: A 30-feet wide Right-of-Way Easement, along,
the North boundary of the above described Parcel, the Center Une being more
particularly described as follows:
BEGINNING at a point in the Center Line of County Road 12-109, said point being
12118 feet S68'48'09W from the B.l.M. type Monument found marking the
CSSW1/64 Corner of said Section 27; thence East 1,616.64 feet to the East
boundary of the above described Parcel.
