TOGETHER with an access easements for ingress and egress over the front thirty feet (30') of all lots included in all streets in Nordic Ranches, Division #4 and #5 as shown on the official plats thereof and all streets in Nordic Ranches Division #3 as shown on the official plat thereof, all recorded in Lincoln County Recorders office; and FURTHER SUBJECT to an reserving unto the Grantors, their heirs, successors and assigns, a thirty foot (30') wide Private Roadway easement and utilities easement along the street frontage as shown on the official plat thereof as recorded in the Lincoln County Recorders office,' SUBJECT to reservations and restrictions contained in the United States Patent and to easements and rights-of-way of record or in use. Together with all improvements and appurtenances thereon. 2. The property above described is the sole and separate property of the spouse having been purchased with separate funds of the spouse. 3.
