SHERIFF'S DEED
KNOW ALL MEN BY THESE PRESENTS, that I, Lee Gardner, being duly sworn and
of legal age, hereby certify that I am the Sheriff of Lincoln County, State of Wyoming, and
further:
1. That on October 11, 2005 commencing at or about 10:00 a.m., I conducted a
public sale upon foreclosure by advertisement and sale, on the steps of the Lincoln County
Courthouse in the City of Kemmerer, Wyoming, of the following-described real property:
Parcel 191 of the Town of Diamondville, Lincoln County, Wyoming, as described on Plat
No.6 of the records of Lincoln County Clerk, commonly known by street and number as
310 Highway 30 North, Diamondville, Wyoming 83116
2. . That on the October 11, 2005, I issued a Celiificate of Purchase to the
m0l1gagee's assignee Matrix Capital Bank, 700 17th Street, Suite 200, Denver, CO 80202, for
the above-described property, held in the names of Sublette Electric, Inc" Grantor, and American
Investment Financial, a Utah industrial loan corporation, Beneficiary, previous to the foreclosure
sale on October 11,2005.
3. That the period of redemption provided for in Wyoming Statutes § 1-18-1 03
and/or § 1-18-104, have expired without the propeliy being redeemed and that the m0l1gagee' s
assignee, Matrix Capital Bank, is therefore entitled to the Deed to such property.
NOW, THEREFORE, KNOW ALL MEN BY THIS DEED, that I, Lee Gardner, Sheriff
of Lincoln County, State of Wyoming, in consideration of the premises, have granted and sold
and do hereby convey to Matrix Capital BanI\:, its heirs and assigns, the following-described tract
of land: ------
Parcel 191 ofthe Town of Diamondville, Lincoln County, Wyoming, as described on Plat
No.6 of the records of Lincoln County Clerk, commonly known by street and number as
310 Highway 30 N0l1h, Diamondville, Wyoming 83116
to have and to hold the described premises with all appmienances to the said tract of land,
its heirs and assigns forever.
