WARRANTY DEED
THIS INDENTURE, made the
day of January, 2006 by and between the
PETERNAL RANCHES, LLC,
a limited liability company organized and existing under and by virtue of the laws of
the State of Wyoming, the GRANTOR and
BRUCE W. KIPP
whose address is 43240 Diana Way, Salt Lake City, UT 84109
as Grantee,
WITNESSETH:
That the grantor, for and in consideration of the sum of Ten Dollars ($10.00) and other good
and valuable consideration in hand paid, the receipt whereof is hereby acknowledged, does, by
these presents, grant, bargain, sell, CONVEY AND W ARRANT unto the said Grantee all that
certain tract, lot, piece, and parcel of land situated in the County of Lincoln, State of Wyoming,
and described as follows to-wit:

That part of Lot 20 and the SEIASWIA of Section 2, T24N R117W, Lincoln
County, Wyoming lying and being situate westerly of the westerly right-of-way
line of the Hams Fork County Road No. 12-305 as depicted upon the official plat
for said County road of record in the Office of the Clerk of Lincoln County and
dated 9 May 1984. Containing 32.1 acres, more or less.
