Gardner ,Sheriff of Lincoln County, Wyoming and delivered to Liela Leavitt as purchasers. WHEREAS, a mortgage was executed by Gloria Putnam, in favor of the United States of America, acting through the Rural Housing Service, United States Department of Agriculture, dated May 28, 1998, filed for record May 29, 1998, at 3: 12 p.m., in Book 412 at Page 307, Document No. 850757, records of Lincoln County, Wyoming, covering the following property: Part of Lot 2 of Block 26 to the Town of Afton, Lincoln County, Wyoming being more particularly described as follows: Beginning at a point 5 rods East of the Northwest Comer of said Lot 2 and running thence South 5 rods; thence East 3 rods; thence South 3 rods; thence East 2 rods; thence North 8 rods; thence West 5 rods to the point of beginning. Commonly known as 324 East 5th Avenue, Afton, Wyoming. WHEREAS, default in the provisions of said mortgage has been declared; and WHEREAS, Rural Development, 'acting on behalf of the Rural Housing Service, has notified the mortgagors and the owners of the mortgaged land and all persons in possession of its intention to foreclose the said mortgage by advertisement and sale under the terms of said mortgage and pursuant to Wyoming Statutes 34-4-101, et seq, as shown by the Affidavit of Mailing Notice ofIntent to Foreclose by Advertisement and Sale attached hereto; and WHEREAS, notice of the foreclosure sale was duly published in a newspaper of general circulation in said County for four consecutive weeks, as shown by the Affidavit of Publication which is attached hereto; and WHEREAS, the amount due to the United States of America, under said mortgage as of the date of sale, including principal, interest, expenses of sale and attorney's fees amounted to $70,455.03 ,and WHEREAS, said property was offered for sale to the highest and best bidder by me at the front door of the Lincoln County Courthouse on February 28 , 200~, at 10:00 -ª-..m.; and WHEREAS, the highest bid received for the property was in the amount of $54,500.00 and was made by Liela Leavitt RECEIVED 2/28/2006 at 11:10 AM RECEIVING # 916323 BOOK: 613 PAGE: 362 JEANNE WAGNER ~-_.._-_........_---- ~;~m~~m;!~;oc' ;: ..', :;¡~~:¡1i¡~¡~¡¡!~¡'i ··'"..,f......_.:O.·····.··..·,.·....,.·,.·. .
