REAL ESTATE CONTRACT
Seller, D.C. Krautter aka Don C. Krautter and Jean M. Krautter,
Trustees o~ the Krautter Family Trust dated August 26, 1996, o~ P.o. Box
3465, Alpine, Wyoming 83128, ("Seller" herein), agree to sell, and J.
Alvin Badeaux and Judith M. Badeaux, husband and wi~e, o~ Thibodaux,
Louisiana ("Buyer" herein) whose mailing address is: P.O. Box 1056,
Thibodaux, Louisiana 70301, agree to buy the ~ollowing described real
estate, located in the W* Nw~ of Section 15, TJ6N, Rl19W, in Lincoln
County, State o~ Wyoming, described as follows:
Lot Nineteen (19) o~the Longview Ranch Subdivision according
to the official plat, Plat 36l-A, thereo~ on file in the of~ice
of the Lincoln County Clerk, Kemmerer, Wyoming.

SUBJECT, however, to all covenants, conditions, restrictions,
reservations, easements and rights-of-way of sight or record,
including without limitation that certain Amended Longview
Ranch Declaration of Covenants-Conditions-Restrictions dated
March 9, 2005, and recorded in the office of the Lincoln
County Clerk on March 11, 2005, in Book 580 PR, Page 550,
Recording No. 906998, the provisions of which are incorporated
herein by this re~erence.
A Real Estate Sales Agreement of even date containing the complete
conditions, covenants and terms governing this transaction is now in
full force and e~~ect; and those conditions, covenants and terms not
specifically recited in this agreement, but recited in the Real Estate
Sales Agreement referred to, are incorporated herein by reference.
Any and all interest, right or title acquired in the above
described real property by virtue of subsequent transactions with the
undersigned seller will be wholly subject to the right, interest and
equity of the undersigned buyer in such real property arising by virtue
of this contract and the aforementioned Real Estate Sales Agreement.
In the event of buyer's default under the Real Estate Sales
Agreement referred to and forfeiture of buyer's interest in the
described premises pursuant to the terms of the Real Estate Sales
Agreement, an affidavit by seller, or its agent, showing such default
and forfeiture and recorded in the County Recorder's Office of Lincoln
County, Wyoming, shall be conclusive proof in favor of any subsequent
bona fide purchaser or encumbrancer for value of such default and
forfeiture, and buyer hereby irrevocably authorizes seller or its
agent to declare and record such default and forfeiture and agrees
to be bound by such declaration as his act and deed.

D.C. Krautter aka Don C. autter and Jean M. Krautter, to me
personally known, who, being by me duly sworn and put upon their oath,
did say that they are the trustees of the Krautter Family Trust dated
August 26, 1996, described in and which executed the foregoing Real
Estate Contract; that said ~nstrument was signed and sealed on behalf
of said trust; that said trustees had the authority under the terms
of the written trust instrument to execute the instrument on behalf of
the trust; and said trustees acknowledged said instrument to be the
free act and deed of said trust.
Given under my hand and notarial seal the day and year first above
written in this Real Estate
