and whose interest in the property hereinafter described is that of Owner hereinafter called the Lessor, and the UNITED STATES OF
AMERICA, hereinafter called the Government:
WITNESSETH: The parties hereto for the consideration hereinafter mentioned, covenant and agree as follows:
I. The Lessor hereby leases to the Government the following described prenúses:
An estimated maximum total of 15,615 rentable square feet of office and warehouse space located at 681

120 days notice in writing to the Lessor prior to the tefßÚnation date. No rental shall accrue after the effective date of
tefßÚnation. Said notice shall be computed commencing with the day after the date of mailing,
5. This lease may be renewed at the option of the Government, for the following tenns and at the following rentals:

The lease and rental commencement dates shall be established by what is defined as the
acceptance date. The acceptance date is defined as that date when the space is
substantially complete as mutually agreed by the Lessor and the Government.
Substantially completed space will be accepted by the Government subject to the
completion of minor punchlist items. The phrase, "substantici1ly complete," shall mean
that the tenant improvements, the common and other areas of the building, and all other
things necessary for the Government's access to the premises and occupancy, possession,
use, or enjoyment thereof, as provided in this lease, have been completed or obtained,
excepting only such minor matters as do not interfere with or materially diminish such
access, occupancy, possession, use, or enjoyment. Should the Government reject the
Lessor's space as not substantially complete as defined herein, the Lessor shall
immediately undertake remedial action, and when ready shall issue a subsequent notice to
inspect to the Government.
The annual rent shall be established in accordance with FAR clause 552.270-20 Payment.
