MORTGAGE
KYLE L. ERICKSON and WENDY D. ERICKSON, TRUSTEES of the of the Kyle
L. Erickson and Wendy D. Erickson Revocable Trust dated December 21, 1994, Mortgagors, of
Auburn, Lincoln County, State of Wyoming, to secure the payment of Thirty-Five Thousand
Dollars ($35,000) due with interest thereon at the rate of six and one-half percent (6.5%) per
year, payable in accordance with the provisions of that certain promissory note, dated March 10,
2006, hereby MORTGAGE and WARRANT to ROSS M. TURNER and BEVERLY C.
TURNER, husband and wife, as tenants by the entirety, of Afton, Wyoming, or their heirs,
successors, or assigns, the following described property, to wit:
That part of Lot 3 of Block 30 of the Original Townsite of Afton, within the SE1/4SE1I4
of Section 25, T32N, Rl19W, Lincoln County, Wyoming, being part of that tract of
record in the Office of the Clerk of Lincoln County in Book 111 of Photostatic Records
on page 187, bounded as follows: on the West by the East line of that tract of record in
the said Office in Book 90 of Photostatic Records on page 91; on the North by the North
line of said Lot 3; on the East by the East line of said Lot 3; on the South by the North
right-of-way line of Nield Avenue, ENCOMPASSING an area of 0.42 acre, more or less;

SECONDARILY described as follows:
That part of Lot 3 of Block 30 ofthe Original Townsite of Afton, within the SE1I4SEI/4
of Section 25, T32N, Rl19W, Lincoln County, Wyoming, as follows: BEGINNING at
the Northeast comer of said Lot 3; thence S02°08.2'W, 120.92 feet along the Bast line of
said Lot 3 to a point on the North right-of-way line of Nield Avenue; thence S89°48.6'W,
148.50 feet along said right-of-way line to an intersection point with the East line of that
tract of record in the said Office in Book 90 of Photostatic Records on page 91; thence
N02°08.2'E, 125.44 feet along said East line to an intersection point with the North line
of said Lot 3; thence S88°26.9'E. 148.50 feet along said North line to the POINT OF
BEGINNING, ENCOMPASSING an area of 0.42 acre, more or less; each "point" marked
by a steel T-shaped stake 24" long with metal cap inscribed "PAULN. SCHERBEL RLS
164 SURVEY POINT.
Together with all water rights, mineral rights, improvements and appurtenances thereon
situate or in anywise appertaining thereunto; subject, however, to all reservation, restrictions,
exceptions, easements and rights-of-way of record or in use.
If default occurs in the paymentofthe indebtedness or in the payment of any installment
thereof, or if default occurs in any of the covenants and agreements hereof, then the whole
indebtedness shall, at mortgagees' option, become due and payable forthwith, and mortgagees
may foreclose this mortgage either by advertisement and sale of the premises as provided by
statute, or by an action in equity.
In the event offoreclosure of this mortgage upon default, mortgagees shall be entitled to
the possession and enjoyment of the premises and the incident rents, issues, and profits from the
time of such default and for and during the pendency of the foreclosure proceedings and the
period of redemption, if any.
