Robert A. Balser and Janet G. Balser, Trustees of The Robert A. Balser and Janet G.Balser Revocable
Trust, established under Declaration of Trust, dated May 30, 2000
GRANTEE(S), whose address is P.O. Box 1104, Rough & Ready, CA 95975 for the sum ofTen
Dollars and other good and valuable consideration, the following described real estate, situate in
Lincoln County, State of Wyoming, hereby releasing and waiving all rights under and by virtue of the
Homestead Exémption Laws of the State, to-wit: '
Lot 2 of the Misty Mountain Ranch Subdivision, Lincoln County, Wyoming, according to that plat files
March 1,2006, in the office of Lincoln County Clerk as instrument # 916357, Plat No. 263-D.
Reserving unto Grantors and their heirs and assigns a nonexclusive right of way easement for ingress,
egress, and underground utilities over the southern :fifty (50) feet of the property for the benefit of
Grantor's adjacent property, Misty Mountain Ranch Subdivision Lot 1. Except for temporary
obstructions required for the purposes of maintaining and improving said easement or installing and
maintaining underground utilities within the easement, said easement shall not be obstructed in any
manner that would impede free ingress and egress. Any improvements made within said easement
shall be at the sole expense of the person(s) making the improvements unless otherwise agreed to in
writing.
Also reserving unto Grantors ßIld their heirs and assigns a nonexclusive pedestrian ßIld equestrian
easement for ingress ßIld egress by foot or horseback only from Misty Mountain ranch Subdivision Lot
1 across the northern fIfteen (15) feet of Lot 2 for whatever access may be 'legally allowed to the
abutting Wyoming Game and Fish Property.
Also reserving unto Grantors ßIld ,their heirs and assigns a restrictive covenants for the benefit of
Grantor's adjacent property, Misty MountainRancb Subdivision Lot 1, as follows: (1) The property
hereby conveyed shall not be subdivided in ßIlY manner whatsoever; and (2) Any structures erected on
the property hereby conveyed shall meet the following building requirements: IOofs shall meet or
exceed a one hundred pound (l00 lb.) snow load standard; roofs shall have a pitch that meets or
exceeds a 5:2 pitch standard; ßIld buildings shall have a minimum of six (6) comers.
Subject to reservations ßIld restrictions contained in the United States Patent ßIld to easements ßIld
rights-of-way of record orin use.
Together with all improvements and appurtenances thereon.
