BEGINN1NG at a Cotton Gin Spike set at a point in the South line of said SE 1/4SE 1/4,
said point being 536.41 feet N88°47'55"W from the Spike found marking the Southeast
corner of said SE1/4SE1/4, thence N88°47'55"W, continuing along said South line,
384.30 feet to Cotton Gin Spike set marking the Southeast corner of the Cullimore
property; thence North, along the East line of said Cullimore property, 678.13 feet to an
iron set at a point in the South line of Nordic Ranches Division No.3 Subdivision, more
particularly being Lot 27; then S89°29'46"E, along said Lot 27 South line, 92.54 feet to a
Plastic Cap on Rebar found marking the Southwest comer of Lot 28; thence S89035'45"E,
along the South line of said Lot 28, 268.20 feet to a Plastic Cap on Rebar found marking
the Southwest corner of Lot 29; thence S89°32'12"E, along the South line of said Lot 29,
23.48 feet to an iron pipe set marking the Northwest comer of the Sanderson property;
thence South, along the West line of said Sanderson property, 683.30 feet, to the Point of
Beginning, containing 6.004 Acres of land. SUBJECT TO: A 30 feet wide right-of-way
easement, along the South line of the above described property,' for the Kennington
County Road 12-107, as described in the Resolution passed and approved by the Board of
County Commissioners of Lincoln County, Wyoming on the 2nd day of July, 1980 and
renamed Sanderson Lane County Road 12-107 on the 8th day of January, 1992.
TOGETHER with all water rights, mineral rights, improvements and appurtenances
thereon situate or in anywise appertaining thereunto. Subject, however, to all reservations,
restrictions, exceptions, easements and rights-of-way of record or in use.
