WARRANTY DEED
FOR VALUED RECEIVED, SCOTT R. MICKELSEN and MITZI E.
MICKELSEN, husband and wife and the RICHARD A. EGBERT LIMITED PARTNERSHIP,
hereinafter called "Grantors", do hereby grant, bargain, sell and convey unto RODWELL
RANCH, L.L.C., a Wyoming limited liability company, with its principal place of business at
5290 Fontelle Creek County Road 314, Kemmerer, Wyoming 83101, hereinafter called Grantee,
the following described real property in Lincoln County, Wyoming and more particularly

of record, to easements and rights-of-way of record or in use, and to prior mineral and oil
and gas reservations of record.
Subject to any easements or record and subject to any easements,
restrictions, and reservation rights for minerals
Together with all rights of action accrued to Assignors under said contract
of sale, promissory note and mortgage in connection therewith, and all
other rights thereunder of whatever kind or nature, and Assignors do
further remise, release, grant, and forever deed unto Assignees, their heirs
and assigns, the property above described.

TOGETHER With any and all improvements and appurtenances thereto; rents,
issues and profits thereof; and reversions and remainders.
Grantors covenant and warrant that fee simple title, to the property, is conveyed to
Grantees by this Deed, free from all encumbrances.
