MINERAL QUITCLAIM DEED
THIS DEED, made this 31st day of March, 2006, between HARVEY M.
BROADBENT, an individual, and as managing general partner of the BROADBENT
FAMILY PARTNERSHIP, also known as THE J. GRANT BROADBENT
PARTNERSHIP, also known as THE J. GRANT AND DEE A. BROADBENT
PARTNERSHIP, a Utah family limited pminership, whose address is 661 Maple Street,
Clearfield, Utah 84105 ("Grantor"), and BRIGHAM YOUNG UNIVERSITY, a Utah
corporation, whose address is 701 East University Parkway, Provo Utah, 84602 ("Grantee").

WITNESSETH, that Grantor, for and in consideration of the sum of ten dollars ($10.00)
and other good and valuable consideration, the receipt and sufficiency of which are hereby
acknowledged, conveys and quitclaims to Grantee and its successors and assigns, forever, all the
right, title, interest, claim and demand which Grantor has in and to all oil, gas, and other minerals
of any nature whatsoever and their compounds and byproducts, whether in solid, liquid or
gaseous form, geothermal" and all steam and other forms of thermal energy, and all other energy
rights and minerals on, in, or under and that may be produced or extracted from the following
property, located in Lincoln County, State of Wyoming:

TOGETHER WITH all rights of way, easements, rents, general intangibles, issues,
profits, royalties, income, tenements, hereditaments, privileges and appurtenances thereunto
belonging, now or hereafter acquired, used or enjoyed with said property, or any part thereof,
including but not limited to all rights and benefits arising under the Oil and Gas Division Order,
and the right of ingress and egress at all times' for the purpose of mining, drilling, exploring,
operating and developing said lands for oil, gas, and other minerals, and extracting, storing,
handling, transporting, and marketing the same therefrom with the right to remove from said land
all of Grantee's property and improvements.
TO HA VE AND TO HOLD the same, t.Jgether with all and singular the appurtenances
and privileges thereunto belonging or in anywisci thereunto appertaining, and all the estate, right,
title, interest and claim whatsoever, of Grantor, either in law or equity, to the only proper use,
benefit of Grantee and its successors and assigns:[orever.
