WARRANTY DEED
PETERNAL RANCHES, LLC, of Fremont County, and State of Wyoming, GRANTOR, for and
in consideration ofTen Dollars and Other Good and Valuable Consideration, in hand paid, receipt
whereofis hereby acknowledged, CONVEYS AND WARRANTS TO the MONKS OF TINTERN,
whose address is P.O. Box 910, Kemmerer, Lincoln County, and the State of Wyoming,
GRANTEES, the following described real estate, situate in Lincoln County and State of Wyoming,
hereby releasing and waiving all rights under and by virtue of the homestead exemption laws of the
State, to-wit:

A part of resurvey LOT 45, Section 18, T. 22 N., R. 116 W., 6th P.M., Lincoln
County, Wyoming;
Beginning at corner 1 said Lot 45, a 3" BLM type Brass Cap monument set this
survey, from which the crossing corner stone monument lying at the intersection of
the East line of Section 18 and a line between the crossing, closing corner and corner
2 of said Lot 45 bears South 34°42'56" East a distance of 1376.30 feet;
thence North 87°42'07" West a distance of799.90' along the North line of said Lot
45 to a 2 inch diameter Aluminum Cap atop a #5 rebar set this survey (here-in-after
abbreviated "ACM") for point 2;
thence South 02°39'03" West a distance of388.32 feet to a similar ACM for point
3'

thence South 87°42'07" East a distance of389.91 feet to a similar ACM for point 4;
thence South 47°38'33" East a distance of294.81 feet to a similar ACM for point 5;
thence South 33°01 ' 12" East a distance of 496.92 feet to an ACM for point 5, said
point is the intercept with a N-S line between lot 45 corners 1 and 2 said lot 45; and
from \vlÜch intercept a3"Aluminum Cap atop a 2" pipe placed this survey lies South
03°31 '33" East 165.39 feet for corner 2, said lot 45;
thence North 03°31 '33" West along said Easterly lot line a distance of991.07 feet to
COR 1 the point of beginning;
said parcel containing 10 acres more or less;
Further it is stipulated that the grantor of said parcel retains in perpetuity for himself,
his heirs ~d assigns the right of ingress and egress along an existing road near the
Northerly line of this parcel, along the Wright-Fenner ditch, and along the most
Westerly line of this' parcel;
TOGETHER with all buildings and improvements located thereon or appurtenant
thereto and all rights, privileges, hereditaments and tenements appertaining or
belonging; SUBJECT to all prior easements, restrictions, reservations, conveyances,
conditions, covenants and rights-of-way of record, and subject to the reservations that
appear below.
Restrictions and Reservations
GRANTOR, reserves unto itself and its successors in interest, the first right to purchase the above-
described property if Grantees, or their successors in interest, ever determine to sell the above-
described property. The Grantor shall have a period of 60 days after the fair market agricultural
value ofthe property has been determined by a duly licensed Wyoming agricultural real estate broker
in which to notifY Grantee of its intent to exercise, or its intent to refuse to exercise, its first right of
refusal. If Grantor determines to exercise its right of first refusal, Grantor shall have 60 days from

the date of grantor's declaration of its intent to exercise its right to purchase the property, to obtain
any necessary financing with which to purchase the subject property. The purchase of the subject
property shall close as soon thereafter as the parties can arrange, but in no event shall the closing
take longer than 90 days after grantor has arranged its financing.
, FURTHERMORE GRANTOR reserves unto itself and its successors in interest, all water rights
it now enjoys. Grantees' water rights are derivative from, and inferior to, Grantor's water rights.
Grantees' are restricted from interfering with Grantor's water rights.
