EASEMENT
Northstar Corporation. a Wyoming cCJporation with principal place of business
located at 111659 Highway 89. Alpine, Lincoln County, Wyoming (mailing address: PO Box
3048, Alpine, WY 83128) ("Grantor"), for and in consideration of Ten Dollars ($10.00) and
other valuable consideration. in hand paid, receipt of which is acknowledged, grant and convey
to David B. Goodnight and Laurie J. Goodnight. husband and wife, as tenants by the
entireties. of 373 Englewood Dr., Kerrville, Texas 78028 ("Grantees"), the following described
non-exclusive, perpetuat right-of-way easement ~or the following purposes:
1. Purpose of Easement. This Easement is for the purpose of providing a
perpetual non-exclusive 30-foot wide right-of-way easement for ingress and egress to the
Property (described in Paragraph 3) including the right to install, construct. reconstruct, repair,
replace and maintain a roadway, and including the right to inspect the easement. In addition,
the easement as to the portion in Angie Lane only also includes the right to install, repair,
replace and maintain any and all underground utilities.
2. Conditions of this Easement. The conditions of this Easement are:

It is a common easement for the mutual benefit of Grantor and Grantees
and their respective lands.
Grantees shall not fence the easement without Grantor's prior written
permission.
Grantees shall pay 20% of the maintenance expense of the easement but
not more than $650.00 annually. Any road maintenance expenses in
excess of the $650.00 are subject to written approval by Grantees.
Grantees shall pay such sum to Grantor within 30 days of receipt of an
invoice from Grantor ~;tating the amount due for such annual
maintenance.
Upon 90-days' prior written notice of Grantor's intent to pave the
easement, Grantees shall participate in the cost of paving the easement
in the amount of $10,000.00, payable to Grantor within 30 days of receipt
of an invoice from Grantor.
Grantor shall have no liability in connection with Grantees' use of the
easement for access or utilities to Grantees' property. Grantees shall
indemnify and hold Grantor harmless from any and all liability to Grantees

or to any other persons using the easement for access to Grantees'
property or to perform services for Grantees in the easement.
Wyoming law will govern this Easement and if one part of the easement
is found to be legally invalid by a court of law, that finding will not affect
the remainder of the easement.
This Easement will run with the land.

3. Property Benefited by Easement. This Easement is for the benefit of the
following described real property of the Grantees in Lincoln County, Wyoming
("Property"):
Real property described in that certain Warranty Deed dated October 25, 2000, and
recorded in the office of the Lincoln COU;1ty Clerk on November 16, 2000, in Book 455
PR, page 728, more particularly described as follows:
Starting at a point 739 feet South and 1320 feet East of the Northwest Corner of Section
20, T37N, R118W of the 6th P.M., Wyoming, running thence South 561 feet; thence
East 660 feet; thence North 561 feet; thence West 660 feet to the point of beginning,
being a tract of land in the South portion of the West 1/2 of the NE1/4NW1/4 of Section
20.
ALSO: Beginning at a point 1300 feet South of the NE Corner NW1/4NW1/4 of Section
20, T37N, R118W, 6th P.M., Wyoming, and running thence N90000'E, 660 feet, thence
SooOO'E, 20 feet, more or less, to the division line of 40 acre tracts, thence S90000'W,
660 feet, thence NooOO'E, 20 feet, more or less, to the point of beginning.
4. Description of Easement. The easement is described as follows:
A strip of land, thirty (30) feet in width, fifteen (15) feet each side of the centerline of
Laurel Trail as depicted on the below described plat; AND
the east thirty (30) feet of Angie Lane as depicted on the below described plat;
all in accordance with the plat prepared to be filed in the Office of the Clerk of Lincoln
County titled, "PALISADE PINES AMENDED WITHIN THE W~SEY4NWX SECTION 20
T37N R118W LINCOLN COUNTY, WYOMING", dated 7 November 2005, as revised.

5. Binding Effect. The terms and conditions of this easement shall be binding
upon and inure to the benefit of the heirs, successors in interest and assigns of the parties
named in this instrument.
6. Waiver of Homestead Rights. Grantor hereby waives and releases all rights to
the described easement under and by virtue of the homestead exemption laws of the State of
Wyoming to the extent that such rights may interfere with the purposes of this Easement.
