C0061.9 GRANT OF EASEMENT RUSSELL MOTZKUS and MICHELLE MOTZKUS, husband and wife., Grantors, of County of Lincoln, State of Wyoming, for and in consideration of TEN DOLLARS ($10.00) and other valuable consideration, in hand paid, receipt of which is hereby acknowledged, CONVEYS AND WARRANTS to, ROBERT L. SANDERSON and SHARON SANDERSON husband and wife, Grantees, of County of Lincoln, State of Wyoming, and their heirs, success ors, and assigns, an easement over, across and through the following described property: 1. Purpose of Easement. This easement shall be for underground utilities and ingress and egress to Grantee's property within the NE 1/4 SE 1/4 of Section 10, T35N, Rl19W, Lincoln County Wyoming, said dominant estate being more particularly described in Book 454 page 181. 2. Description of Easement. The easement shall occupy and be over, across and through the following described serviant property: The North forty (40) feet of the Grantor's property contained in Book 572 PR 184, located in the Recorder's Office of the Lincoln County Clerk, the entire easement being more particularly described as follows: COMMENCING at a position on the east line of said NE1/4SE1/4, NOO° -07' -54" W, 330.93 feet, from the southeast corner of said NE1/4SE1/4; Thence S89°-49' -41 "W, 329.49 feet, to the POINT OF BEGINNING; Thence S89°-49'41" W, 336.12 feet, along an existing east/west fence line to a point under an existing north/south fence line; i Thence NOO° -48 '25"W, 586.33 feet, along said existing fence line to the southwest point of that tract of record in said Office in Book 454 of Photostatic Records on page 181; :) Thence N89° -44' -OO"E, 483.35 feet, along the south line of said tract in Book 454, to a point; Thence SOl ° -35' -37"E, 115.81 feet, along an existing fence line to a point on the north line of that record in said Office in Book 598 of Photostatic Records in page 144; Thence S89°-44' -53"W, 143.24 feet, along the north line of said tract in Book 598, to the northwest point of said tract; Thence SOO° -07' 38"E, 471.12 feet, along the west line of said tract in Book 598 and along the west line of that tract or record in said Office in Book 496 of Photostatic Records in page 075, to the POINT OF BEGINNING; ENCOMPASSING an area of 4.95 acres more or less; The BASE BEARING for this survey is the east line of the SE1/4 of Section 10, T35N R1l9W, being NOoo-07'-54"W; It is the intent of this description that the called-for monuments, and not the existing fence lines, control the location of the property lines; SUBJECT and TOGETHER with a right of ingress, egress and utilities over, under and across the sixty (60) foot access easement as depicted on the below described plat; AND Each "corner" found as described in the Corner Record filed or to be filed in the Office of the Clerk of Lincoln County; Each "point" marked by a 5/8" x 24" steel reinforcing rod with a 2" aluminum cap inscribed, "SURVEYOR SCHERBEL LTD AFfON WY PLS 5368", with appropriate details; Grant of Easement Parcel B Page I of3 RECEIVED 5/31/2006 at 10:45 AM RECEIVING # 918917 BOOK: 621 PAGE: 619 JEANNE WAGNER ·:·.·~.t.:M:"'*~JOLN COUNTY CLERK, KEMMERE~¡;";'j~ij;:(~~i;¡;' ~~~N·~:~~~~t~,,~.___._~ . ~_._:~__ tf0!_:~J6~~~ill__ 091 :~::Ir¡~~:n1?;ลก) :':~::¡:::::::::::m ~- "- .. SAID EASEMENT more particularly described as follows: A strip of land sixty (60) feet in width, within the NE1I4SE1I4 of Section 10, T325N R119W, Lincoln County, Wyoming, for ingress, egress, and utilities being twenty (20) feet to the north and forty (40) feet to the south of the following described line: BEGINNING at the southeast spike of that tract of record in the Office of the Clerk of Lincoln County, Wyoming, in Book 454 of Photostatic Records in page 181, on the east line of said NEl/4SE1I4, NOO° -07' -54"W, 918.34 feet, from the southeast corner of said NEl/4SEl/4; Thence S89° -44' -00" W, 711.31 feet, along the south line of said tract, to the southwest point thereof; The BASE BEARING for this survey is the east line of the SE1I4 of Section 10, T35N R119W, being NOO° -07' -54"W; The northerly and southerly right-of-way lines of the above described easement to be shortened or lengthened as necessary to create a continuous easement with a minimum width of sixty (60) feet to meet the east line of said NEl/4SE1I4 and the westerly boundary line of said tract in Book 454 and to the easterly boundary line of that tract of record in said Office in Book 545 of Photostatic Records on page 178; Each "corner" found as described in the Corner Record filed or to be filed in the Office of the Clerk of Lincoln County; Each "point" marked by a 5/8" x 24" steel reinforcing rod with a 2" aluminum cap inscribed, "SURVEYOR SCHERBEL LTD APrON WY PLS 5368", with appropriate details; All in accordance with the plat prepared to be filed in eh Office of the Clerk of Lincoln County titled, "ROBERT L. Bindin~ Effect. The terms and conditions of this easement shall be binding upon and inure to the benefit of the heirs, successors and assigns of the parties named in this instrument.
