GRANT OF EASEMENT

RUSSELL MOTZKUS and MICHELLE MOTZKUS, husband and wife., Grantors, of
County of Lincoln, State of Wyoming, for and in consideration ofTEN DOLLARS ($10.00) and
other valuable consideration, in hand paid, receipt of which is hereby acknowledged, CONVEYS
AND WARRANTS to, ROBERT L. SANDERSON and SHARON SANDERSON husband and
OOwife, Grantees, of County of Lincoln, State of Wyoming, and their heirs, success ors, and
assigns, an easement over, across and through the following described property:
1. Purpose of Easement. This easement shall be for underground utilities and
ingress and egress to Grantee's property within the NE 1/4 SE 1/4 of Section 10, T35N, Rl19W,
Lincoln County Wyoming, said dominant estate being more particularly described as:
2. Description of Easement. The easement shall occupy and be over, across and
through the following described serviant property:
The North forty (40) feet of the Grantor's property contained in Book 572 PR 184,
located in the Recorder's Office of the Lincoln County Clerk, more particularly described as
follows:
BEGINNING at the southeast spike of said tract, NOoo-OT -54"W, 802.60 feet, from the
southeast corner of said NE 1/4 SE 1/4;
thence S89°-44' -40"W, 186.21 feet, to a point;
thence N01 0-35' -37"W, 115.82 feet, along an existing fence line, in part, to a point on the
south line of that tract of record in said Office in Book 377 of Photostatic Records on page 628,
and leave said fence line;
thence N89°-44' -OO"E, 189.17 feet, along the south line of said tract in Book 377, to a
spike on the east line of said NE 1/4 SE 1/4;
thence SOoo-OT -54"E, 115.83 feet, to the SPIKE OF BEGINNING;
ENCOMPASSING an area of 0.50 acre, more or less;
the BASE BEARING for this survey is the east line of the SE 1/4 of Section 10, T35N
Rl19W, being NOoo-OT -54"W;
SUBJECT to an easement for U.S. Highway 89;
RESERVING unto the Grantors, their heirs, successors and assigns a perpetual right of
ingress and egress and utilities over, under, and across the north forty (40) feet of the above
described tract, appurtenant to other lands in the J'\"E 1/4 SE 1/4 of said Section 10;
each "corner" found as described in the Comer Record filed or to be filed in the Office of
the Clerk of Lincoln County;
each "point" marked by a 5/8" x 24" steel reinforcing rod with a 2" aluminum cap
inscribed, "SURVEYOR SCHERBEL LTD AFfON WY PLS 5368", with appropriate details;
each "spike" marked by a 3/8" x 12" steel spiked referenced by a 5/8" x 24" steel
reinforcing rod with 2" aluminum cap inscribed, "SURVEYOR SCHERBEL LTD AFfON WY
PLS 5368", with appropriate details;
all in accordance with the plat prepared to be filed in the Office of the Clerk of Lincoln
County titled, "ROBERT L. SANDERSON AND SHARON SANDERSON RUSSELL
MOTZKUS AND MICHELLE MOTZKUS PLAT OF TRACTS, EASEMENTS AND
BOUNDARY ADJUSTMENT WITHIN THE NE 1/4 SE 1/4 SECTION 10 T35N Rl19W

A strip of land sixty (60) feet in width, within the NE1/4SE1I4 of Section 10, T325N Rl19W,
Lincoln County, Wyoming, for ingress, egress, and utilities being twenty (20) feet to the north
and forty (40) feet to the south of the following described line:
BEGINNING at the southeast spike of that tract of record in the Office of the Clerk of Lincoln
County, Wyoming, in Book 454 of Photostatic Records in page 181, on the east line of said
NE1I4SE1I4, NOoo-OT -54"W, 918.34 feet, from the southeast comer of said NE1I4SE1I4;
Thence S89°-44' -00" W, 711.31 feet, along the south line of said tract, to the southwest point
thereof;
The BASE BEARING for this survey is the east line of the SE1I4 of Section 10, T35N Rl19W,
being NOoo-OT-54"W;
The northerly and southerly right-of-way lines of the above described easement to be shortened
or lengthened as necessary to create a continuous easement with a minimum' width of sixty (60)
feet to meet the east line of said NE1I4SE1I4 and the westerly boundary line of said tract in Book
454 and to the easterly boundary line of that tract of record in said Office in Book 545 of
Photostatic Records on page 178;
Each "corrier" found as described in the Comer Record filed or to be filed in the Office of the
Clerk of Lincoln County;
Each "point" marked by a 5/8" x 24" steel reinforcing rod with a 2" aluminum cap inscribed,

LINCOLN COUNTY, WYOMING", dated 5 September 2005, as revised.
3. Binding Effect. The terms and conditions of this easement shall be binding upon
and inure to the benefit of the heirs, successors and assigns of the parties named in this
instrument.
