WARRANlY DEED
David C. Hansen, a single man, hereinafter referred to as "Grantor," of Teton
County, Wyoming, for and in consideration of Ten Dollars ($10.00) and other good and
valuable consideration, in hand paid, receipt of which is hereby acknowledged, conveys
and warrants to James A. Turley, a single man, whose address is P.O. Box 5008, Etna,
WY 83118, Grantee, the following described real property, situated in the County of
Lincoln, State of Wyoming, hereby waiving and releasing all rights under and by virtue of
the homestead exemption laws of Wyoming, to wit:

SEE EXHIBIT "A," ANNEXED HERETO, hereinafter referred to as "Property."
Including all of Grantor's right, title and interest in and to the water rights
appurtenant to the above described Property, and subject to encroachments by existing
fence lines, if any.
Together with and including improvements thereon and all appurtenances and
hereditaments thereunto belonging.
Subject to all taxes, charges, liens and assessments, covenants, conditions and
restrictions, easements, reservations, rights and rights of way of sight and/or record,
including without limitation, HOBO RANCH, Covenants, Conditions and Restrictions,
recorded in book 585, at pages 390 to 401, in the Office of the County Clerk of Lincoln
County, Wyoming, document # 908442, and all amendments thereto.
Res!!rving unto the Grantor all rights to minerals in any form and of any kind,

A portion of the S:1/2SW:1/4 of Section 27, T36N, RU9W, of the 6th. P.M., Un coin
County Wyoming being more particularly described as follows:

BEGINNING at an Iron Pipe set at a point in the Center Une of Roberts-Wolfley
County Road 12-109, said point being 175.49 feet N40'07'39"W from the B.L.M.
type monument found marking the CSSW:1/64th corner of said Section 27; thence
Northeasterly along said Center Une the following; along a 1128.89 feet radius
curve to the Right (chord bears N10'58'09E 303.41 feet) through a central angle of
15'26' 46" an arc distance of 304.33 feet to a Spike found marking PT
Sta.102+17.86 N18'41'33"E 124.19 feet to a spike found marking PC Sta.
103+42.16 and along a 613.03 feet radius curve to the Left' (chord bears
N14'34'13"E 88.13 feet) through a central angle of 8'14'39" an arc distance of
88.21 feet to a Spike found marking the Northwest corner of the Original Property;
thence 589'23'37" E along the North line of said Original Property, 343.67 feet to
an Iron Pipe set; thence South 675.17 feet to an Iron Pipe found; thence West
219.55 feet to an Iron Pipe found; thence North 178.00 feet to an Iron Pipe found;
thence West 243.81 fee, to the Point of Beginning, containing 5.636 acres of land,
more or less.

the CSSW:1/64th Corner of Section 27; thence East 463.24 feet to the East
boundary of the above described Parcel.
SUBJECT TO: The Right-of-Way Easement, as referred to in instrument ,No.615295 in
Book 213PR on page 524, filed with the Office of the Clerk of Uncoln County
Wyoming on May 8, 1984, being Roberts-Wolfley County Road 12-109.
