Pittsburg & Midway Coal Mining Co., a Missouri corporation, 116 Inverness Drive East, Suite
207, Englewood, CO 80112, ("Grantor"), hereby conveys to Jim Sessions and Lynn Sessions,
husband and wife, as joint tenants, having an address of 1305 5th West Ct, Kemmerer, WY
83101-3926 ("Grantees"), the surface only of the following described real estate, together with
all improvements located thereon, lying in the County of Lincoln, State of Wyoming,:

central angle of 4° 21' 32", a radius of2219.58 feet and a chord of 168.82 feet which bears S 14° 05' 19"W;
Thence S 69° 27' 54"E, 20.47 feet to a point west boundary line of that particular parcel ofland transferred to
the City of Kemmerer as recorded in book 210 PR on page 29 on file in the Lincoln County Clerk's Office. Said
parcel herein after referred to as the West Side Water Treatment Plant parcel.

Thence S 34° 36' 18"E, 164.84 feet along the northerly boundary of said East Side Water Treatment plant parcel
to the northerly most comer of that particular parcel ofland conveyed to the City of Kemmerer as recorded in
book 237 on page 263 on file in the Lincoln County Clerk's Office. Said parcel herein after referred to as the
Kemmerer City Hall Parcel.

Thence continuing 393.41 feet along the arc of said curve to the right to the PT of said curve where is found a

2734.55 feet and a chord of 393.07 feet which bears N 35° 31' 20"E;
Thence N 39° 39' 30"E, 302.24 feet to the point of tangent to spiral of a spiral curve to the left. Said point being
monumented by a standard highway R.O.W. marker;
Thence 318.93 feet along the arc of said spiral curve to the left to the point of spiral to curve where is found a
standard highway R.O.W. marker. Said spiral portion of said curve having a central angle of 4°46' 29" and a

Thence 392.51 feet along the east right of way boundary of Wyoming State Highway 233 and along the arc of a
curve to the right to the point of beginning. Said curve to the right having a central angle of 10°55'04", a radius
of2059.86 feet and a chord of391.91 feet which bears S 4° 35'23"E.
Said parcel contains 36.033 acres more or less.
Along with a permanent non-exclusive easement over and across Parcel FN-ll for the benefit of Parcel FN-12
for the following purposes:
I) To construct, maintain, and use a private roadway for residential purposes,along with the right of
ingress and egress to Parcel FN-12, including, but not limited to access for Grantee, Grantee's guests
and invitees, fife protection, law enforcement, regulatory agencies, and service and utility companies;
2) to construct, install and maintain all utility and service lines, including, but not limited to electric,
phone, cable, water and sewer, and
3) the right, but not the obligation to fence the easement, if the fencing does not interfere with adequate
access to Parcel FN-I1.
Said easement being a portion of Tract 74 of the resurvey ofT. 21 N., R. 116 W. of the 6th P.M., Lincoln County,
Wyoming and being 40.0 feet wide and being 40.0 feet offset to the east or north side and parallel to the east right of
way boundary of Wyoming State Highway 233. Said easement being more particularly described as follows;
Commencing at comer number I of Tract 74 of the resurvey ofT. 21 N.,
R. 116 W., of the 6th P.M., Lincoln County, Wyoming where is found a standard D.S.G.L.O. brass cap;
thence S 89°42'19"W along the northerly boundary line of said Tract 74,263.99 feet to the common comer
ofIots 13 and 20 of Section I of said resurvey ofT. 21N., R.116W., where is found a 3" brass cap
appropriately stamped by Paul N. Scherbel;
Thence continuing along the northerly boundary line of said Tract 74 S89°42'33" W, 594.46 feet to angle
point 5 of Tract 108 of the resurvey ofT.2lN.,R.116W., where is found a standard D.S.G.L.O. brass cap;
Thence continuing along the northerly boundary line of said Tract 74 S89°28'54"W, 33.05 feet to angle
point 4 of said Tract 108; where is found a standard G.L.O. Brass cap;
Thence continuing along the northerly boundary line of said Tract 74 S89°40'50"W, 548.57 feet to the
Point of Beginning of this description.
Thence continuing along the northerly boundary line of said Tract 74 S89°40'50"W, 40.75 feet. Said point
being the intersection of the easterly right of way boundary of Wyoming State Highway 233 and the north
boundary of said Tract 74 where is found a rebar with a 2" aluminum cap stamped "CCI, PELS 5465, FN-

Thence continuing along the said easterly boundary of said Highway 233, 116.32 feet along the arc of said
curve to the right to a point on the curve. Said curve to the right having a central angle of3°14'07", a
radius of2059.86 feet and a chord of 116.30' which bears S 11039'59"E. Said point being monumented by
a rebar with a 2" aluminum cap stamped "CCI, PELS 5465, FN-IIIFN-12, ROW."
Thence N89°53 '04"E, 40.60 feet to a point;
Thence 125.58 feet along the arc ofa curve to the left to the point of tangency. Said curve to the left
