WHEREAS, Jean A. Anderson, a single woman, was the owners of record of certain
property in Lincoln County, Wyoming, said property being more particularly described as Lot 96
of Nordic Ranches Division No.7, Lincoln County, Wyoming, as depicted on the official plat
thereof filed in the land records of Lincoln County, Wyoming on May 8, 1996 as Plat No. 311E
and Instrument No. 819461, pursuant to the Warranty Deed that was recorded in the land records
of Lincoln County, Wyoming in Book 514 PR at Page 228 on March 5, 2003 as Instrument No.
888193; and
WHEREAS, said property was mortgaged by said owner to The Bank of Star Valley
through Mortgages that were recorded in the land records of Lincoln County, Wyoming in Book
514 PR at Pages 229 on March 5,2003, as Instrument No. 888194 and in Book 564 PR at Page
234 on August 6, 2004 as Instrument No. 901733; and

WHEREAS, after said owners defaulted on said Mortgages on said property, the Sheriff
of Lincoln County, Wyoming held a foreclosure sale at the Lincoln County Courthouse, in
Kemmerer, Wyoming on the said property, pursuant to said Mortgages and Wyoming Statutes §§
34-4-101 et seq., Foreclosure by Advertisement and Sale, at 10:00 a.m. on the 19th of April,
2005; and
WHEREAS, Freedom Investments, LLC, a Wyoming Limited Liability Company was
the successful bidder on the said property at the foreclosure sale, as shown on the Certificate of
Purchase that was recorded in the land records of Lincoln County, Wyoming in Book 583 PR at
Page 314 on April 19, 2005 as Receiving No. 907735; and
o
WHEREAS, no one has appeared to redeem the said property under the laws of the State
of Wyoming within the time provided therefore under Wyoming law.
NOW, THEREFORE, KNOW ALL PERSONS BY TillS DEED, that I, LEE S.
GARDNER, SHERIFF OF LINCOLN COUNTY, WYOMING, in consideration of the
premises, have granted and sold, and do hereby convey to FREEDOM INVESTMENTS, LLC,
a Wyoming Limited Liability Company, P.O. Box 1616, Afton, Wyoming 83110, and its
successors and assigns, the following described tract of land, to have and to hold the described
premises with all appurtenances thereunto appertaining:
Lot 96 of Nordic Ranches Division No.7, Lincoln County, Wyoming, as depicted
on the official plat thereof filed in the land records of Lincoln County, Wyoming on May
8,1996 as Plat No. 311E and Instrument No. 819461.
Together with all improvements and appurtenances thereon.
