QUITCLAIM DEED
John D. Bateman and Holly P. Bateman, husband and wife, and John D. Bateman and Holly
P. Bateman. Trustees of the John and Holly Bateman Revocable Trust dated February 11, 1997, of
Etna, Lincoln County, Wyoming, grantors, for the consideration of TEN AND NO/100 DOLLARS
($10.00) and other valuable considerations, CONVEY AND QUITCLAIM to Ox Yoke B LLC, a
Wyoming close limited liability company, grantee, of PO Box 5053, Etna, WY 83118, all interest in
the following described real estate, situate in the County of Lincoln, State of Wyoming:
Parcel 1
Beginning at a point which 20 rods West of SE corner of the SW1/4NW1/4 of
Section 11, T35N, R119W of the 6th P.M., Lincoln County, Wyoming, and running
thence West 20 rods; thence North 12 rods; thence East 20 rods; thence South 12
rods to the Place of Beginning, containing 2 acres of land, more or less.
Parcel 2
Commencing at a point which is the SW Corner of the SW1/4 of Section 2, T35N,
R119W of the 6th P.M.. Lincoln County, Wyoming, thence North 52 rods; thence
East 80 rods; thence South 52 rods; thence West 80 rods to the point of
beginning.
Parcel 3
NW1/4SW1/4 of, Section 10, T35N, R119W of the 6th P.M., Lincoln County,
Wyoming.
Parcel 4
A portion of Section 11, T35N, R119W of the 6th P.M., Lincoln County, Wyoming,
being more particularly described as follows:
Beginning at the SE corner of the SW1/4NW1/4 of said Section 11, and running
thence North 16 rods; thence West 20 rods; thence South 16 rods; thence East 20
rods to the point of beginning, containing 2 acres of land, more or less together
with all water rights and improvements thereon, but $.ubject to easements,
reservations, restrictions, restrictive covenants, and right-of-way of record.
Parcel 5
All in Section 11, T35N, R119W, 6th P.M.. Wyoming, NW1/4NW1/4 and
commencing at the NW Corner of the SW1/4NW1/4 of said Section 11, and
running thence South 5 rods; thence East 40 rods; thence South 63 rods; thence
East 20 rods, thence North 4 rods, thenée East 20 rods; thence North 64 rods,

thence West 80 rods to the Point of Beginning, containing 57.75 acres, more or
less.
Also, the E1/2NE1/4 of said Section 11, containing 80 acres, more or less.
Also, an access easement right of way 35 feet wide along the East edge of the plot
of home site of R. W. Bateman and V. W. Bateman. Said easement is described
as beginning at a point which is 58 rods, more or less, East from the SW corner of
the SW1/4NW1/4 of said Section 11 and running thence North 12 rods; thence
East 35 feet; thence South 12 rods; thence West 35 feet to the Point of Beginning.
Total acreage being 137.75 acres, more or less, together with water rights and
improvements thereon.
Parcel 6
Beginning at a point 1322.3 feet North of the E1/4Corner, Section 10, T35N,
R119W, and running thence West 80 rods, thence North 79 rods 14.2 feet; thence
East 80 rods; thence South 453 feet; thence West 258 feet; thence South 208
feet; thence East 258 feet; thence South 656.7 feet to the Place of Beginning, and
containing 38 acres, more or less. Together with all water and ditch rights, plus
one share in the Etna Community Pipeline.
Hereby releasing and waiving all rights under and by virtue of the homestead exemption
laws of the State of Wyoming.
