All that portion of W'h Section 16, T.34N., R.118W., of the 6th P.M., Lincoln County, Wyoming, lying between parallel right of way lines 30 feet apart, being IS feet on each side when mea~red at right angles or radially to the following described ~rvey line, said parallel right of way lines begin in the SEY"NWY4 of said Section 16 and end on the west boundary of said Section 16: Beginning at a point in said SEY4N'WY4 which bears N.890S8'00"W. a di stance of IS feet from a point which bears N.0002'W. a distance of 7S feet from the center one quarter corner of said Section 16 which is monumented by a brass cap; thence S.0002'E. a distance of 69.83 feet; I b' thence N.89022'41"W. a di stance of 1,301.99 feet, more or less, to the center west one sixteenth corner being monumented by a brass cap; thence continuing N.89022'41"W. a distance of 1,316.99 feet, more or less, to a point on the west boundary of said Section 16 from which the west one quarter corner thereof bears N.0002'E. a distance of 5.0 feet. The above described parcel of land contains 1.8 acres, more or less. This description is based on a survey done by Lloyd B. Baker, Wyoming P.E. & L.S. No. 698 in November 1989. TO HAVE AND TO HOLD this easement across the above-de.scribed tract of land for the purpose of locating, constructing, using, maintaining, improving, and repairing a road, subject to the following conditions: I. The rights granted herein shall forever be subject to the rights of the State of Wyoming, its assigns or lessees to explore for, develop, and extract any and all mineral s or other subsurface resources beneath this easement. 2. Upon abandonment or discontinuance of use of this easement for the purposes specified above, all of grantee's rights under this grant of easement shall revert to the State of Wyoming or its assigns, the same as if this grant had never been made. Failure to report, to the grantor, the status of the use of this easement every ten years from date of this grant shall be evidence of intent by the grantee to abandon this easement. Should thi s easement be abandoned by the grantee, the above-described tract of land shaJI be returned to a condition satisfactory to the landowner. 3. Any transfer of owner ship of thi s easement, or any change of name or mai ling address of the owner of this easement, shall be repo.rted to the. grantor within thirty 00) days of the transfer or change.
