Excepting and reserving a permanent non-exclusive easement over and across Parcel FN-ll for the benefit of
Parcel FN-12 for the following purposes:
I) To construct, maintain, and use a private roadway for residential purposes, along with the right of
ingress and egress to Parcel FN-12, including, but not limited to access for the owners of Parcel FN-12,
their guests and invitees, fIre protection, law enforcement, regulatory agencies, and service and utility
companies;
2) to construct, install and maintain all utility and service lines, including, but not limited to electric,
phone, cable, water and sewer, and
3) the right, but not the obligation to fence the easement, if the fencing does not interfere with adequate
access to Parcel FN-11.
Said easement being a portion of Tract 74 of the resurvey of T. 21 N., R. 116 W. of the 6th P.M., Lincoln County,
Wyoming and being 40.0 feet wide and being 40.0 feet offset to the east or north side and parallel to the east right of
way boundary of Wyoming State Highway 2'33. Said easement being more particularly described as follows;
