ORDER GRANTING PERSONAL REPRESENTATIVE
AUTHORITY TO CONVEY TITLE TO REAL PROPERTY
PURSUANT TO CONTRACT FOR DEED ENTERED Il'fro BY DECEDEN1.:
CONSIDERING the Petition for Order Granting Personal Representative Authority to
Convey Title to Real Property Pursuant to Contract for Deed Entered Into by Decedent, as heretofor~
filed by the Personal Representative, and the Court, having reviewed the file of record herein and
being otherwise fully advised in the premises;
NOW, THEREFORE, THE COURT FINDS that each and all of the statements in said
Petition are made under oath, true and correct and therefore the Personal Representative ought to be
authorized and instructed to execute and deliver a warranty deed or court officer's deed and any other
instruments, if any are necessary to complete the Estate's obligation of said Agreement For Sale Of
Real Estate with John F. Eaton and Mary Susan Eaton, including but not limited to the release of any
promissory note that was to assure payment of the balance due on the contract.
IT IS THEREFORE ORDERED, ADJUDGED AND DECREED that the Personal
Representative ofthe above captioned estate be, and he hereby is authorized and directed to execute
and deliver a warranty deed or court officer's deed regarding the following described real estate, to-
wit:
SE1I4NE1I4 of Section 27, T21N Rl17W of the 6th P.M., Lincoln County,
Wyoming.
TOGETHER WITH any water rights associated with the land.
EXCEPTING AND RESERVING unto predecessor in interest all minerals, mineral
rights, oil, gas, liquid hydrocarbons and all other valuable ores, substances and
deposits of every kind and description whatsoever, in or under the surface of the
above-described lands, including the right to explore for, develop, produce, mine and
remove the same.

exceptions, easements and rights-of-way of record in sight or use.
to John F. Eaton and Mary Susan Eaton, husband and wife, in accordance with all of the terms and
conditions of that certain Agreement For Sale Of Real Estate dated April 30, 1999.
IT IS FURTHER ORDERED, ADJUDGED AND DECREED that said Personal
Representative is hereby authorized and given authority to sign any and all other documents
necessary to complete the transaction or close on the sale of said real property.
IT IS FURTHER ORDERED, ADJUDGED AND DECREED that the Personal
Representative shall execute and deliver to the John F. Eaton and Mary Susan Eaton a warranty deed
or a court officer's deed, and shall thereupon record said deed and a certified copy of this order in
the Office ofthe County Clerk of LincQln County.
