COl\-IME::-'¡CING at a point being the SW comer of said lot 20 situated on the center line of road known es S1.J'line Drive, running thence north"''esterly 30 feet to a point on the north R-O-W line of said Skyline Rei; thenct' continuing in a north westa1y direction along west bOlmdary of said lot 20. Easement to include a strip of land 20 feet in width running paral1el with said west boundary. The Grantor acknowledges that Electric and Magne,tic Fie:lds (EMF) are natw'al1y occurring in tLe trnnsmissioI)-or distribution of electricity, aDd that the Grantee has here notified Grantor that E?fF testirg and infonnation is available upon request from the Grantee. This Easement by Grantor is intended ',0 include so much space as is necessary or appropriate to the presenc,e of EMF and reasonab1e opf:ration uf the Grantee's distribution lines. Grantor agrees that all poles, wires and other facilities, installed OIl or under the described lands shE 11 remain the property of the Grantee removable in the sole discretion oft11e Grantee at the Grantee's expense. The rights, conditions and provisions of this eliSement shall inure to the benefit of and be binding upon the parties, their heirs, executors, administrators, successors and assigns. Grantor shall compensate Grantee t;jt any damages to Grantee's facilities caused by Grantor, including payment of Grantee's attorney fees if action is undertaken by Grantee to enforce the commitments described in this easement. Grantor reserv:s the right to improve, occupy and use this easement for all purposes not inconsistent with the easement gTImt. Each party shall have the remedy of specific performance regarding this easement. The rights alld obligations described in this easement shall run with the land. This easement is not exclusive, and GranDr retains all rights no1 specificallY granted by this easement. This is the entire agreement of the parti=s regarding this easement, except as may be set forth in writing after the date of this easement and signed hy the parties.
