QUITCLAIM DEED
KNOW ALL MEN BY THESE PRESENTS, that Johnson Willow Creek Ranch,
LLC, Grantor, of 536 Bittercreek RdSmoot, WY 83126, for and in consideration ofTen
Dollars ($10.00) and other good and valuable consideration, in hand paid, receipt
whereof is hereby acknowledged, CONVEYS AND QUITCLAIMS to Shain Saberon
and Tara Saberon, husband and wife, as tenants by the entireties, Grantees, whose
address is 11020 Hwy 238, Afton WY 83110 , the following described real estate,
situated in Lincoln County and State of Wyoming, hereby releasing and waiving all

rights under and by virtue of the homestead exemption laws of the State, to-wit:

That property as more fully described on Exhibit A, a copy of which is
attached hereto marked Exhibit A and by this reference made a part
hereof.
SUBJECT, HOWEVER, to all easements, rights-of-way, reservations and
restrictions now of record or otherwise affecting said lands.
EXCEPTING AND RESERVING UNTO GRANTOR all minerals and all
mineral rights of every kind and character now known to exist or here
after discovered, including, without limiting the generality of the
foregoing, coal, oil, gas, and coal shale, and rights thereto, in, under,
or upon the above described real property including the necessary right
to access the property for the purposes of the removal and exploration
of said minerals.
