GRANT OF EASEMENT
LDL PROPERTIES, LLC, a Wyoming limited liability company, Grantors of County of
Lincoln, State of Wyoming, for and in consideration ofTEN DOLLARS ($10.00) and other
valuable consideration, in hand paid, receipt of which is hereby acknowledged, CONVEYS
AND WARRANTS to, SILVER STAR COMMUINICATIONS, Grantee, of County of Lincoln,
State of Wyoming, and their heirs, successors, and assigns, an easement over, across and through
the following described property: '
1. Purpose of Easement. This easement shall be for ingress and egress for the
construction and maintenance of telephone and communication lines on and within the Grantee's
property located in the NWl/4SE1/4 of Section 1, T34N, R119W, of the 6th P.M, Lincoln
County Wyoming, more particularly described as the Merica property referred in Book 419 P.R.,
on Page 744 and the Borden property, as referred to in Book 419 P.R., on Page 746, with the
Office of the Clerk of Lincoln County, Wyoming.
2. Description of Easement. The easement shall occupy and be over, across and
through the following described serviant property:
BEGINNING at the BLM type monument marking the Marlowe A. Scherbel PLS 5368
1994 location of the Southwest corner ofNEl/4 of said Section 1; thence S88°52'23"E ~long the
South line of said NEl/4 1,320.08 feet to a BLM type monument marking the Lloyd B. Baker
PE/LS 698 2004 location for the Northwest corner of the El/2SEl/4 of said Section 1; thence
So033'17"W along the West line of said El/2SE1/4, 1,323.36 feet to an Aluminum Cap on the
Iron Pipe marking the Lloyd B. Baker PE/LS 698 2004 location for the Northeast comer of the
SWl/4SEl/4; thence N88°52'33"W along the North line, of said SWl/4SEl/4, 570.01 feet to an
Aluminum Cap on Iron Pipe marking the Southeast Corner of the Woolley Property as referred
to in the Deed recorded in Book 440 P.R., on Page 209, with said Office; thence No033'07"E,
parallel to the East Line of the SWl/4 of said Section 1, along the East line of said Woolley
Property, 302.00 feet to an Aluminum Cap on Iron Pipe, marking the Northeast corner of said
Woolley property, thence N88°52'33"W, parallel to North line of said SWl/4SE1/4, along the
North line of said Woolley Property, 750.00 feet to an Aluminum Cap on Iron Pipe marking a
point in said East line; thence No033'07"E along said East line 1,021.43 feet, to the Point of
Beginning.
3. Binding Effect. The terms and conditions of this easement shall be binding upon
and inure to the benefit of the heirs, successors and assigns of the parties named in this
instrument.
