Ridgeland, MS 39157 hereinafter called Assignor, for and in consideration of the sum ofTen Dollars $10.00 cash in hand paid and <;>ther good and valuable considerations, the receipt of which is hereby acknowledged, does herby grant, bargain, sell, convey, transfer, assign and deliver unto Bobby Arnold of 460 Briarwood Dr. . Suite #409. Jackson.. MS 39206 hereinafter called Assignee, his heirs, pèrsonal representatives, successors and assigns, an overriding royalty (ORRI) equal to an undivided Four PerCent (4%) of Eight-Eights (8/8ths) of all oil and, or gas produced, saved and sold ftom said land covered by the oil and gas leasehold estate ("the Leases") more particularly described on Exhibit "An attached hereto, and made a part of this assignment. It is the intention of this instrument to assign an interest, commonly known as an overriding royalty (ORRI), out of the lessee's portion of oil and, or gas which may be produced from the leased premises described in Exhibit "N', attached hereto, and made a part of this assignment. The tTactional interest assigned entitles the Assignee to receive 4% ORRI of the oil and or gas which may be produced tTom said lands, ftee and clear of all costs or drilling, completing, equipping and operation of all oil and, or gas wells that may be drilled under the , present leasehold estate, as described in Exhibit "An. Assignor, for itself. its successors and assigns, does covenant with the said Assignee, his successors and assigns, that it is the lawful owner ofthe said leases and rights and interests thereunder, insofar as conveyed by this instrument, that Assignor has right and authority to sell and convey the same, and that said rights, interests and properties are ftee and clear of all liens and encumbrances affecting said rights, and that all rentals due and payable thereunder have been duly paid.
