SANDERSON and SHARON SANDERSON, husband ànd wife., Grantors, of County of Lincoln, State of Wyoming, for and in consideration of TEN DOLLARS ($10.00) and other valuable consideration, in hand paid, receipt of which is hereby acknowledged, CONVEYS AND WARRANTS to, RUSSELL MOTZKUS and MICHELLE MOTZKUS husband and wife, Grantees, of County of Lincoln, State of Wyoming, and their heirs, success ors, and assigns, an easement over, across and through the following described property: 1. Purpose of Easement. This easement shall be for underground utilities and ingress and egress to Grantee's property within the NE 1/4 SE 1/4 of Section 10, T35N, R119W, Lincoln County Wyoming, said dominant estate being more particularly described in Book 572 page 184. 2. Description of Easement. The easement shall occupy and be over, across and through the following described serviant property: The South twenty (20) feet of the Grantor's property contained in Book 454 PR 181 and 377 PR 628, located in the Recorder's Office of the Lincoln County Clerk, the entire easement being more particularly described as follows: BEGINNING at the northeast corner of said tract, marked by a spike on the east line of said NE1/4SE1/4 SOO° -07.9'E, 206.83 feet from the northeast corner of said NE1/4SEl/4; Thence continuing SOO° -07.9'E, 198.56 feet, along said east line, to the southeast corner of said tract, marked by a spike; Thence S89° - 44.0'W, 672.52 feet, along the south line of said tract, to a point under an existing north/south fenced; Thence NO 1 0 -08.4'W, 198.20 feet, along said fence, to a point on the north line of said tract; Thence N89° - 42.0'E, 676.01 feet along said north line, to the CORNER OF BEGINNING; SAID EASEMENT more particularly described as follows: A strip of land sixty (60) feet in width, within the NEl/4SE1/4 of Section 10, T325N R 119W, Lincoln County, Wyoming, for ingress, egress, and utilities being twenty (20) feet to the north and forty (40) feet to the south of the following described line: BEGINNING at the southeast spike of that tract of record in the Office of the Clerk of Lincoln County, Wyoming, in Book 454 of Photostatic Records in page 181, on the east line of said NE 1/4SE 1/4, NOoo-OT -54"W, 918.34 feet, from the southeast corner of said NE 1/4SE 1/4; Thence S89° -44' -00" W, 711.31 feet, along the south line of said tract, to the southwest point thereof; The BASE BEARING for this survey is the east line of the SE1/4 of Section 10, T35N R 119W, being NOoo-OT-54"W; The northerly and southerly right-of-way lines of the above described easement to be shortened or lengthened as necessary to create a continuous easement with a minimum width of sixty (60) feet to meet the east line of said NE1/4SEl/4 and the westerly boundary line of said tract in Book 454 and to the easterly boundary line of that tract of record in said Office in Book 545 of Photostatic Records on page 178; Each "corner" found as described in the Corner Record filed or to be filed in the Office of the Clerk of Lincoln County; Each "point" marked by a 5/8" x 24" steel reinforcing rod with a 2" aluminum cap inscribed, "SURVEYOR SCHERBEL LTD AFTON WY PLS 5368", with appropriate details; RECEIVED 8/3/2006 at 11:12 AM RECEIVING # 920904 BOOK: 628 PAGE: 730 JEANNE WAGNER ~::~:·~·,'~N·:,~;¡:~ LINCOLN COUNTY CLERK, KE<;i::ii¡i:;:¡::¡:~i:;;¡iER, WY Grant of Easement Page I of2 'IN':';1~N+:!hi:! ~I/.~.~.
