Johnson, a single person, as mortgagor(s), mortgaged to Mortgage Electronic Registration Systems, Inc., mortgagee, acting as nominee for Aegis Lending Corporation, as mortgagee, the hereinafter described real property by that certain mortgage dated February 21, 2003 (the "Mortqaqe"), and duly recorded in the records of the office of the County Clerk and ex-officio Register of Deeds in and for Lincoln County, State of Wyoming, on February 26, 2003, in/as Book 513 PR at Page 601. The mortgage and note secured thereby were assigned for value as follows: Assignee: Bank of New York, as Trustee for the Certificate holders of CWABS Series 2003BC4 Assignment dated: January 27,2006 Assignment recorded: February 3, 2006 Assignment recording information: Book 611 at Page 544 All in the records of the County Clerk and ex-officio Register of Deeds in and for Lincoln County, Wyoming; and WHEREAS, the Mortgage being in default, the undersigned Sheriff in and for Lincoln County, State of Wyoming, pursuant to the request and direction of Bank of New York, as Trustee for the Certificateholders of CWAB,S. Series 2003BC4, acting under a power of sale contained in the Mortgage,' proceeded to advertise for sale and did sell the hereinafter described real property on March 21, 2006, at 10:00 o'clock in the forenoon, at public vendue, at the front door of the Lincoln County Courthouse, in- the City of Kemmerer, Lincoln County, State of Wyoming; and WHEREAS, Bank of New York, as Trustee for the Certificateholders of CW ABS Series 2003BC4 ("Successful Bidder") made the highest and best bid for the hereinafter described real property in the sum of $119,461.16, and the said real property was then and there sold to the Successful Bidder on March 21, 2006 ("Sale Date"); and a Certificate of Sale was issued by the undersigned Sheriff in and for Lincoln County, State of Wyoming, to the Successful Bidder, on the Sale Date, which Certificate of Sale was duly recorded in the records of the office of the County Clerk and ex-officio Register of Deeds in and for Lincoln County, State of Wyoming, on March 21, 2006, in/as Book 614 at Page 707; WHEREAS, no one has appeared to redeem the hereinafter described real property under the laws of the State of Wyoming, and the time for doing 'so has now expired; NOW, THEREFORE, KNOW ALL MEN BY THESE PRESENTS, that I, Lee Gardner, Sheriff in and for said County of Lincoln, State of Wyoming, in consideration of the premises, have GRANTED, BARGAINED, and SOLD, and do hereby TRANSFER and CONVEY, to said Bank of New York, as Trustee for the Certificateholders of CWABS Series 2003BC4, 7105 Corporate Drive, PTXB-35, Piano, TX 75024, its successors and assigns, all right, title, and interest to the following described real property situate in Lincoln County, State of Wyoming, to-wit: Lot 17, Plat 5, Star Valley Ranch as platted and recorded in the official records of Lincoln County, Wyoming with an address of 101 Barberry Way, Thayne, WY 83127 Sheriff's Deed Johnson 21309-1333 [04-9776F] Page 1 of 2 \\Prolaw\Pro Law\documents\66182.doc :;~~~g¡¡. 000701 0- 'O,~.J: -\I ..., 'n..' ....J9'<>8.4....L.jl) Together with all improvements thereon situate and all fixtures and appurtenances thereto.
