Warranty Deed

Know all persons by these presents that Allen J. Raver, a single man as his sole and separate
property, Timothy J. Raver, a single man as his sole and separate property, and Jeffrey A. Raver,
a married man as his sole and separate property, of PO Box 830, Jackson, Wyoming 83001,
hereinafter collectively referred to as "Grantors", for l~n dollars ($10.00) and other good and
valuable consideration, the receipt and sufficiency of which is hereby acknowledged, do hereby
convey and warrant unto to Allen J. Raver, Trustee under the Allen Raver Family Living Trust,
dated September 2, 1997, and any amendments thereto, of PO Box 830, Jackson, Wyoming
83001, hereinafter collectively referred to as "Grantee", the following described real property
situate in Lincoln County, Wyoming, and more particularly described as follows:
Lot 47, Nordic Ranches Division Number 4, Lincoln County, Wyoming according to that
plat recorded August 9, 1994, in the Office of the Lincoln County Clerk as Instrument
Number 787903, Plat Number 311-C.
Together with an access easement for ingress and egress over the front thirty feet (30') of
all lots included in all streets in Nordic Ranches, Divisions Numbered 4 and 5 as shown
on the official plats thereof and all streets in Nordic Ranches, Division Number 3 as
shown on the official plat thereof, all recorded in the Lincoln County Recorde~s. office.
Further subject to a thirty foot (30') wide private roadway easement and utilities easement
along the street frontage as shown on the officid plat thereof as recorded in the Lincoln
County Recorders office.
Including and together with all and singular the tenements, hereditaments, appurtenances
and improvements thereon or thereunto belonging, but subject to reservations and
restrictions contained in the United States Patent, taxes, reservations, covenants,
encroachments, conditions, restrictions, rights-of-way and easements of record.
Furthennore, know all persons by these presents that the Grantors, and a Grantor's spouse,
namely, Marilyn Raver, do hereby waive and release any and all rights that they may have in the
aforementioned real property by virtue of or arising under the homestead laws of the State of
