WARRANTY DEED
FL YING 6 M LIMITED LIABILITY CO., a Wyoming limited liability company, sometimes referred
to as Flying 6 M, LLC, GRANTOR, of Sheridan County, State of Wyoming, CONVEY(S) AND
W ARRANT(S) to
WJW HOLDINGS, LLLP, a North Dakota Limited liability limited partnership, GRANTEE, whose
address is P.O. Box 9199, Fargo, ND 58106, for the sum ofTen Dollars and other good and valuable
consideration, the following described real estate, situated in Lincoln County, State of Wyoming,
hereby releasing and waiving all rights under and by virtue of the Homestead Exemption Laws of the
State, to-wit:
Lot 38, Alpine Village Subdivision No.1, Plat 2, Amended, Lincoln County, Wyoming as platted and
recorded in the Office of the Lincoln County Clerk, Kemmerer, Wyoming.
TO HAVE AND TO HOLD unto the Grantee, and unto its successors and assigns, forever, subject,
however, to:
(a) All unpatented mining claims, reservations and exceptions in patents from the United
States or the State of Wyoming, Indian treaty or aboriginal rights, and water rights,
claims or title to water;
(b) All existing easements and rights-of-way and related rights, including, without
limitation, (i) easements as delineated on the recorded plat, (ii) easement to Lower
Valley Power & Light, Inc. recorded August 28, 1958, Book 29 P.R., Page 477, records
of Lincoln County, Wyoming, (iii) easement to Lower Valley Power & Light, Inc.
recorded August 28, 1958, Book29 P.R., Page 478, records of Lincoln County,
Wyoming, and (iv) easement to Lower Valley Power & Light, Inc. recorded November
29,1971, Book 96 P.R., Page 358, records of Lincoln County, Wyoming;
(c) Restrictive Covenants appearing of record in Book 108 P.R., Page 115, Amended in
Book 131 P.R., Page 503, Amended in Book 147 P.R., Page 379, Amended in Book
168 P.R., Page 21, Amended in Book 172 P.R., Page 1, Amended in Book 173 P.R.,
Page 303;
(d) All applicable building, use, zoning, health, sanitation, environmental and similar laws,
restrictions, ordinances, rules and regulations;
(e) All general and special taxes and assessments for 2006 and subsequent years and all
Special Improvement District assessments;
(t) Any right, title or interest in any mi.nerals, mineral rights, or related matters, including
but not limited to oil, gas and other hydrocarbons and the effect on the surface of the
exercise of said rights;
(g) Any facts, rights, interest, or claims which are not shown by the public records but
which could be ascertained by an inspection of the land or which may be asserted by
persons in possession, or claiming to be in possession, thereof; and

'(h) discrepancies, conflicts and boundary lines, shortage in area, encroachments or any
I other facts which a correct survey of the land would disclose, and which are not shown
by the public records.
Together with all improvements and appurtenances thereon.
